The accomodation is more suited to 2 adults and 2 children as the single rooms are small. The accomodation needs updating and decorating, peeling paint off ceilings etc

creates a challenge and we are nearing the end of the season and so due for

"POSITIVES:
Great location, close to quay and car park and short walk into centre of village."
Parking permit provided for one’s stay.
Milk and apple juice in the fridge, a nice touch on arrival.
Lots of hot water and heating seems to work well with thermostats.
NEGATIVES:
Not many negative points but a few could be mentioned. As noted in previous reviews, aspects of the interior getting rather tired, with paint flaking off walls, loose plaster and damp patches/staining on walls.
A small leak on the chrome basin trap of the upstairs toilet.
Anyone over 5’8” will need to duck at certain points otherwise you would bang your head where there is low headroom, under beams or at some door openings.
Outdoor seating area not an attractive place to sit.
OVERALL:
Enjoyed our stay in Orford. Lots to do in the area. Three pubs to choose from, The Jolly Sailor very good for ale and food and a just a few steps away from the house.
Thank you for the helpful comments. Apologies for the flaking paint in the
kitchen - we redecorate each year but due to the level of the road we have
had damp problems. These are gradually improving since switching to mineral
breathable paint but still get flaking in certain areas. We try and deal
with these during the year but difficult with same day turnarounds.
Nevertheless, I went out after your visit and it did look very poor so
thanks for your tolerance. We will deal with the leaking tap and think
about how we can improve the patio area. Again many thanks for the
feedback.

"Lovely cosy cottage."
Very close to the quay - which we loved. Lots of walks, Pinneys and the local village shop and butchers were really top quality. The sunrises were beautiful.

"This property is in an amazing location - just moments from the quayside."
However, it is very small inside. The pictures most definitely give the impression of a more spacious property.
The ceiling heights are very low. Even I, at 5ft 6', managed to bang my head getting to the very top floor. If you don't want to be stooping all the time I would say don't be taller that 5ft 9'.
The master bedroom is cute and the bed very comfy. The other bedroom is really only suitable for small children - but not so small they can't navigate the steep staircase you need to climb to access the room.
The living room is cosy. The kitchen is well appointed, but has no washing machine. A bit of a problem when you have children who keep coming back muddy from playing in the river.
Overall I would say this is a perfect place to rent if you are two adults and two younger children. It would feel too cramped for 4 adults.
Many thanks for the helpful feedback. The ceilings are indeed low and at 6'3" I am forever stooping to go through the doors and watching out for the old ship's mast beam! We will look again at the property description.
Hopefully we will have a washing machine for next year. We did replace a washing machine with a dishwasher as so many of our bookings are for brief visits and there is no room for both. We plan to renovate the garage this Winter and install a washing machine there

The position, so close to the quay, is superb. We will definitely be back.
NOTE: there is a dishwasher but no washing machine at the property.

We did have a washing machine previously but changed it for a dish washer. We are planning to renovate the garage at the end of the season and install a washing machine as there is no space in the cottage.

Very close to everything especially the pub! which serves great food by the way. If I were to have a negative it would be logs were listed for the log burner but weren't there but hey all I all a great stay

"The property seems tired and needs a refurbishment."
The TV mounting is unsafe and ridiculous. Whilst talking of unsafe… the log burner desperately needs a clean and service. The upstairs toilet has a mirror that you can’t use and a leaking tap. Otherwise we had a great week and the location is brilliant.
Following on from our email exchange, many thanks for your comments. We have changed the television mounting and corrected the leaking tap. The fire burner is scheduled for servicing and cleaning.

"Re previous correspondence with yourselves, the property is a great location and access to dog walks, well equipped but maintenance and cleanliness could be better."
A review in June 24 said the same and a later review in July said spotless but we would go with the June review. Offers of top up cleaning were made but we declined as I had cleaned in our view through necessity as soon as we arrived.

Cottage very well equipped, spotlessly clean and situated near to village amenities. There is a butchers + deli, bakery, etc in Orford. Perfect for dog walks. Would definitely stay here again.

"We really appreciated lovely gesture of chocolates and champagne for Christmas - thank you."
Lovely fluffy towels and fresh linen bedding. The property was as described - it is very small, cronky and sweet fisherman’s cottage. The bathroom is tired as per the photo and is on ground floor. It is probably too small for 4 people - we were only 3. Lovely area with The Jolly Sailor nearby for easy friendly evening drinks and food. We felt the owners had tried. There were Christmas decorations. The only criticism was that we did try to clean everything we used in kitchen as pans and utensils generally not clean. I found the teapot in the cupboard still had tea and teabags in it for instance. The kitchen does need some attention in areas around the sink and corner wall. Also in the main bedroom an item of clothing in top drawer- but overall the property was as described. The wood burner was lovely to have and worked very well - easy to control the heat.

We were lucky we only had to sleep there as we have relatives there and weren’t there during the day.
We will find an alternative house next year.

"First of all I apologise for forgetting to clean up after the dog in the garden."
I have been back today to do it. I feel the cottage is in need of some work to bring it to a suitable standard for holiday rental. There is paint peeling off the wall and damp under the windows at the front. The radiator in the bathroom is in very shabby condition. The sofa is on legs which are not attached to it and having lifted the sofa to retrieve a dog toy we couldn’t fix the legs back and couldn’t use this. The description says ‘two bathrooms’. That is not true and it should be made clear that the bathroom is downstairs and through the kitchen and living areas. It should also be made clear that you cannot just let your dog out for a wee at night because the ‘courtyard’ is across the path and you have to be dressed, have shoes on and have the dog on a lead. Being Christmas we used a lot of the cookware and most of it was grubby. One cooking dish in particular was dirty and had several cracks in it. The Christmas ‘decor’ was very disappointing consisting of a wreath on the door and a tiny tree on the windowsill, both of which seemed very old. The whole place was musty smelling. Orford lovely but the cottage seems as though the owners scrape by doing as little as possible and I think most visitors will be disappointed. I particularly feel the photos are very misleading.
