  • "Inside the house was dirty and tired looking."

    The sofa was very dirty and made us feel uncomfortable to use. There is not enough seating space for the number of people that stay. The dining room is very tired looking and again limited space with miss matched dining chairs. Some of the doors have loose door handles for example the down stairs toilet. In the bathrooms the plugs do not work. The oven was also very dirty and not cleaned from the last people that stayed. We chose to buy disposable trays but used the oven less than we normally would as we’re put off by the dirt. The rugs downstairs are old and unpleasant due to dirt and age. There is a hole in the wall in the kitchen and the sink tap leaks. On the last day the electric meter run out and we were lucky we were able to reach the house contact otherwise we would have been left we no electricity. Overall we found the house dirty with old amenities and were disappointed as this does not warrant the money we paid for the stay.

  • "We were disappointed with Grosvenor House."

    It did not match up to our expectations based on previous properties that we have stayed in. We had an issue with the top floor bathroom ,where both plugs were seized open. Even after a phone call to the owner we ended up sorting this out ourselves. The kitchen was not well enough equipped for our group of 10 to prepare and cook meals from scratch, there were no serving spoons or casserole dishes. We had to buy the extra things we needed. The dish washer did not work very well, and this resulted in us having to rewash much of the time. The dining room was adequate to sit 10, but if the house was full to it's advertised 12 occupants then 2 people would be relegated to the kitchen. Likewise it was not possible for us all to sit in the lounge at the same time, whilst this might not necessarily be a problem as the older members of the party liked to retire to sit quietly in their rooms, the lack of any chairs upstairs made this difficult. There was a lack of storage in the bedrooms and the bathroom door in the ensuite had no handle or lock, loud singing was required when this was occupied. The advertised parking space was not big enough for a car, and the "court yard" was a tiny space reached by a huge step up from the dining room. These are not the standards we have come to expect from Sykes properties.

  • "This was a beautiful house that had a really lovely feel to it."

    We were a party of 12, 6 adults and 6 children and there was plenty of room for us all, it had everything we needed and more. It was within walking distance to the beautiful beach and arcade where we spent most days. Also only 20 min drive to Yarmouth where we also went and a 5 min drive to Ness point where we went to watch the sunrise which I would highly recommend. I would recommend this place and hope to return next year.

The property

Grosvenor House is a gorgeous, three-storey, Victorian terrace with an original stained glass front door and a woodburning stove in the suburb of Kirkley Rise, Suffolk.

Perfect for a group celebration, a family holiday or a reunion of friends, this home welcomes 12 guests and two dogs to enjoy a seaside break.

Inside, a sitting room with a woodburning stove provides a space to unwind after a day out, whilst next door is a lovely dining room for home-cooked dinners with loved ones, with French doors leading to the courtyard.

From here, the kitchen has a smaller table, ideal for a quick breakfast ahead of a beach day, and is well-equipped with all the home comforts you could need, such as a washing machine, dishwasher and air fryer.

When you're ready to head out and explore, pass the wooded area outside the property and the short walk to the local independent shops and cafés, a charming addition to the suburb.

Lowestoft's South Beach and Claremont Pier are also within easy reach for a day of seaside fun, and there are plenty of pubs along the waterfront for a drink and a bite to eat with a view.

For family-friendly days out, Africa Alive and Pleasurewood Hills are just a short drive away, or you can head to the popular Great Yarmouth, where there is a Pleasure Beach and leisure centre.

Slightly further afield you can enjoy days out in the beautiful seaside towns of Southwold and Dunwich, both just a scenic drive away.
