The property

York Cottage is an impressively appointed light and airy 3 bed cottage, well located in a quiet position off South Green.

You can forget about your car – it’s just a short walk from the beach, all the town’s amenities and nearby country walks.

Recently refurbished to a high specification, York Cottage has the charm of a traditional cottage with a comfortable and contemporary feel.

The open plan living room, kitchen and dining layout downstairs features retractable glass walls to the small courtyard, bringing the outside in.

Up the Suffolk staircase are two double bedrooms with ample storage and a well-appointed bathroom with roll-top bath and separate shower.

Up another staircase there is a twin-bedded room with storage.

The property sleeps 6 in comfort, but we would recommend 4 adults plus 2 children/younger guests.

Ground Floor

Through the front door you enter the sitting room area with two sofas, a comfy chair, a wood burner, underfloor heating, a Samsung SMART TV, an Apple HomePod and plenty of books and games.

The dining area beyond has a 4–6 seater extending dining table, 4 chairs and a dining bench as required.

The kitchen area has Siemens appliances, a slimline dishwasher, an integrated fridge and a microwave.

Off the kitchen is a downstairs W/C and cloakroom, and a separate utility cupboard with a Siemens washer/dryer.

There is WiFi throughout the property.

Outside Courtyard

The small rear courtyard gets the morning sun and, when you open the interior glass walls in summer, the outside light comes flooding in, creating an inside/outside dining area.

In the shed there is space for storing wellies and buckets & spades – it is also home to a very useful Russell Hobbs mini freezer.

The lockable rear gate to the property is via shared access running behind the cottages, allowing push bikes to be brought around and stored in the rear yard if required.

First Floor

The original cottage staircase leads to the upstairs landing and first floor bedrooms.

It is a narrow staircase but it has a handrail and a grab rail to assist ascent and descent.

Bedroom 1 overlooks the front of the cottage and has a king size bed, a shuttered window, bedside tables, built-in drawers and good hanging space.

Bedroom 2 is a double-bedded room to the rear with bedside tables, built-in drawers and hanging space.

The bathroom has a roll-top bath and a separate shower.

Second Floor

Up another glass-sided stairway is the third floor bedroom with twin single beds.

This room is ideal for children/younger guests and includes built-in drawers and wardrobe hanging space.

Note: This property has a Good Housekeeping bond of £350.

Southwold is a bustling seaside town with sandy beaches, beach huts, a pier and a brewery. It has a good range of shops, cafes & restaurants, nice pubs and a lighthouse. A walk down to the harbour, locally called Blackshore - and you can catch crabs or buy dressed crabs and take the ferry across the River Blyth to Walberswick. Southwold is a town with a sophisticated charm, yet its maritime history and the sea prevails - a timeless and special place for a family holiday or a short break.
