  • "Great cottage in the perfect, peaceful position to enjoy Southwold."

    Parking outside the cottage was a bonus. It felt spacious for a tiny cottage and we loved the decor and the bifold windows bringing the patio into the house. Great idea. We would have preferred a lock on the bathroom door and in the kitchen the half drawer near the oven is broken and the plinth was loose. Also the back legs on the armchair kept twisting round and the chair felt a little wobbly. We found 10.5 duvets very hot for our stay but these are all small points and we will certainly return. We thought the Adams voucher was a great idea and tried some lovely wines with it. Thanks

    Hi Maisie and very pleased you enjoyed your stay. You make good points. I think a lock on the bathroom door is a good idea for some, maybe not for others with younger children who have a habit of locking themselves in. I will have a look for one you can open from both sides Plinth and drawer fixings , I will look at . It's a Neptune kitchen, and a bit too heavy for its own fixings! The chair, yes, I have noticed the back legs twisting around - so will figure that one out. That too is a high end thing - and brand new last year so it shouldn't wobble. I will check. Duvets - I will see what others are doing. I think a 10.5 is considered the best allrounder , though I do appreciate it would have been too hot for this summer.   • "The cottage was superb!"

    Everything required had been provided and although the accommodation was compact, it was well thought out and worked for everyone. The finishes were clean and new and the location was great for everything in Southwold - We hardly used the car! Many thanks!

    Thank you Derek and family - delighted you hade a good stay and left your car alone. Nailed it! Y ou make a point that is worth emphasising re. the compact nature of the property as I would hate people to not enjoy themselves. We do advertise the cottage as ideally 4 adults in the two double bedded rooms and 2 children in the twin singles , or any permutations thereof as a recommended maximum. I do appreciate your group wasn't over that, but it is a point well made that we agree with made for the benefit of other visitors. The location is great, so you can idea spend a lot of time out on the beach, it the town etc - but if you want to spend a lot of time in - we think 6 adults is too many . Property Owner

The property

York Cottage is an impressively appointed light and airy 3 bed cottage, well located in a quiet position off South Green.

You can forget about your car – it’s just a short walk from the beach, all the town’s amenities and nearby country walks.

Recently refurbished to a high specification, York Cottage has the charm of a traditional cottage with a comfortable and contemporary feel.

The open plan living room, kitchen and dining layout downstairs features retractable glass walls to the small courtyard, bringing the outside in.

Up the Suffolk staircase are two double bedrooms with ample storage and a well-appointed bathroom with roll-top bath and separate shower.

Up another staircase there is a twin-bedded room with storage.

The property sleeps 6 in comfort, but we would recommend 4 adults plus 2 children/younger guests.

Ground Floor

Through the front door you enter the sitting room area with two sofas, a comfy chair, a wood burner, underfloor heating, a Samsung SMART TV, an Apple HomePod and plenty of books and games.

The dining area beyond has a 4–6 seater extending dining table, 4 chairs and a dining bench as required.

The kitchen area has Siemens appliances, a slimline dishwasher, an integrated fridge and a microwave.

Off the kitchen is a downstairs W/C and cloakroom, and a separate utility cupboard with a Siemens washer/dryer.

There is WiFi throughout the property.

Outside Courtyard

The small rear courtyard gets the morning sun and, when you open the interior glass walls in summer, the outside light comes flooding in, creating an inside/outside dining area.

In the shed there is space for storing wellies and buckets & spades – it is also home to a very useful Russell Hobbs mini freezer.

The lockable rear gate to the property is via shared access running behind the cottages, allowing push bikes to be brought around and stored in the rear yard if required.

First Floor

The original cottage staircase leads to the upstairs landing and first floor bedrooms.

It is a narrow staircase but it has a handrail and a grab rail to assist ascent and descent.

Bedroom 1 overlooks the front of the cottage and has a king size bed, a shuttered window, bedside tables, built-in drawers and good hanging space.

Bedroom 2 is a double-bedded room to the rear with bedside tables, built-in drawers and hanging space.

The bathroom has a roll-top bath and a separate shower.

Second Floor

Up another glass-sided stairway is the third floor bedroom with twin single beds.

This room is ideal for children/younger guests and includes built-in drawers and wardrobe hanging space.

Note: This property has a Good Housekeeping bond of £350.

Southwold is a bustling seaside town with sandy beaches, beach huts, a pier and a brewery. It has a good range of shops, cafes & restaurants, nice pubs and a lighthouse. A walk down to the harbour, locally called Blackshore - and you can catch crabs or buy dressed crabs and take the ferry across the River Blyth to Walberswick. Southwold is a town with a sophisticated charm, yet its maritime history and the sea prevails - a timeless and special place for a family holiday or a short break.
