  • "Generally ok, located in a nice location however, some internal fixtures and fittings are in need of repair."

    Ensuite facilities not clearly advertised as only a bath in one bedroom. Outside picnic area in extremely poor condition both in the approach steps and the area itself. Unable to work the TV. Noise from the downstairs apartment. No clothing storage facilities in one of the bedrooms. In addition internal cupboards in the kitchen and ensuites were dirty. Hot tub facility was full of cobwebs.

  • "We had no communication from the owner so the information was our only means of being able to let ourselves in and have the WiFi code."

    There was no information at all inside about the property e.g. about how to set the heating; use the TV (though we managed the TV ok) so we were cold on the first morning we woke up; when and where to put rubbish or whether to strip the beds etc. We had to ask the neighbour about refuse disposal and the grassy area. The plumbing left a lot to be desired with the hot and cold tap labels being the wrong way round in the washbasin in the hall cloakroom, on the kitchen mixer tap and in the main bedroom en-suite sink. The cold water tap on the bath in that en-suite didn’t work either so we had to use a pan to pour cold water from the sink tap into the bath - there was a hole in the side panel of the bath too. This bathroom is large and would benefit from an upgrade and a shower over the bath. The other en-suites had good showers. The bed in the main bedroom was ok but very low, the other bedroom we used had a comfortable bed. The kitchen was tiny but I think we could glean that from the photos in the listing and fortunately we ate out most of the time apart from breakfasts. There was no grill pan but there was a handle for one in the cupboard. The lounge area was very comfortable and nicely furnished and the dining area was pleasant. There are lovely views from the windows from the living areas but it was disappointing that we didn’t have anywhere to sit out because the bench which we think was allocated to the “cottage” was at the side up some steps on a grassy area covered in dog mess. We saw there was a hot tub allocated to River View but had no idea how to regulate it and didn’t use it. There were 3 of us plus one dog, in 2 cars, but another of our party could not make it and we would’ve struggled to park an extra vehicle which wasn’t obvious from the description. We discovered the property was attached to the much larger Hanlith Hall and noises from there could be heard, especially when they were using their indoor swimming pool but it did not really disturb us. It is in a superb location.

    *Thank you for your feedback- We appreciate your kind comments regarding the comfort of the beds and the sofas, the spacious living room and the amazing views. We are always looking at ways to improve and enhance our offering. We value all feedback. We have printed a new information book which is now displayed in the property- which I think covers off the majority of the feedback given. We have checked the plumbing and found one sink to have the cold feed fitted to the wrong tap- we have rectified this. The grill tray was found to be in the top oven/grill when we checked. You will also have noticed the pots and pans were a new set. The hot tub was cleaned and ready for your arrival, it is a very simple hot tub and just requires the lid lifting in order to use- we have added detailed instructions on this. The advert describes the property as being part of the main hall, we have not had any issues with this previously as you say the property is large enough to mean this doesn't disrupt your stay. Parking wise the advert clearly states two cars maximum. We find two cars for a property sleeping 6 is more than adequate. Lastly the picnic area is a large area enjoying stunning scenery which is shared with one other cottage- this is as described in the advert, we cut this lawn every other week and as such it is possible that on this occasion some dog foul was missed- we have adapted our turn over process to include checking this area specifically to avoid this happening again- Please accept my sincere apologies. We are now also looking to implement a dividing fence line to enhance the offering and provide a designated area for each cottage.   • "There was no guest information pack provided with health and safety info, information on the hot tub use, water and heating/general facilities etc."

    No WiFi code available nor was any WiFi showing as accessible. We weren't aware from the listing that the cottage was part of shared accommodation, with Hanlith hall directly underneath us where a family were staying with kids running around very loudly until late at night and in the morning - not their fault but the echoes from the hall made everything much louder. There was not enough cooking equipment and small pots/pans to cook for us all. Kitchen was too small for 4 people let alone 6. Table only sat 4 people so not sure how this house could accommodate 6 people. We weren't able to use our en suites simultaneously as the water went cold when someone else was in the shower! In the smallest bedroom - there was no wardrobe or hanging facilities/clothes storage, no towel hooks or rails, and only one small mirror in the bathroom above the sink. In the biggest bedroom with a bath - the bath panel was cracked with a hole in it, and the sealant had come away from the wall along the side. Smoke detectors had been removed from the ceiling and were just placed on the side. The hot tub area was grubby with leaves on the floor and not as pictured. There was no drive way leading to the property as described only a very small car park. The beds were comfortable and it was in a great location for a base for our 3 peaks charity walk, but otherwise we were extremely disappointed and felt the listing did not accurately describe the property nor the price we paid for it.

    Thank you for your kind comments in relation to comfy beds and great location. We value all feedback and always look to implement constructive criticism and further enhance our offering. We have now included a printed information pack displayed in the property. We are sorry that the other guests were noisy- this is the first time we have received this complaint in 3 years renting out the properties simultaneously. If you had contacted us at the time of the issue we would have happily resolved it for you. I guess even when staying in a hotel there is a small risk of a noisy neighbour from time to time- we will review the layout of the property if this issues is reported again in the future. I am disappointed to rear your comments in relation to the property not being large enough for 6 people. This is not a comment we have ever had before- quite the opposite. As can be seen from the advert the property is a very large with a huge lounge, 3 ensuite bedrooms including one queen and one king and an additional 4th WC cloaks in the entrance hall. I have uploaded a photo of the dining table which comfortably seats 6 using the 6 seats included in the property (we dress the table with 4 seats and put 2 by the window opposite should you wish to seat 6). We agree that additional hooks would be useful and have implemented additional hooks/towel rails. We have also provided a new open wardrobe for the smallest bedroom to provide additional hanging space. We have checked the plumbing and there doesn't seem to be any issue in water pressure or temperature- if you had reported this during your stay we would happily attended to check/resolve. We do accept the bath has a small chip in the bath side which does not affect the functionality of the bath but that we have planned to replace in the very near future. We were in the process of upgrading the smoke detectors and the detectors on the side were temporary but new hard wired detectors now reside on the ceiling. The hot tub bay (photo uploaded) is as advertised and is cleaned/swept on the day of every check in- it is possible being outside that a few leaves may blow into this area but we are confident this is not excessive and does not detract from the purpose or functionality of the hot tub. The advert does not describe a driveway leading to the property- there is a private drive for the use of the cottages- I wonder if you were reading the advert for the main hall? All in all we value this feedback and have implemented some of your suggestions however we do not feel 2 stars is a fair rating for the space, comfort of beds/sofas, size of property, location and the cleanliness- we also feel that a rate of £50 per person per night is a very competitive rate for a property of this standard and location including a hot tub. We do hope you will come back and review us again in the future- we would be very happy to provide you the opportunity to pay us "what you think it is worth" next time you stay in the hope you notice the changes and agree with the value for money.   • "River View Cottage is in a beautiful setting with lovely views."

    It is very spacious, clean and comfortable. We had a wonderful long weekend there and would certainly book again, we can highly recommend it.

Situated at the head of Malhamdale amidst superb open limestone countryside, the picturesque village of Malham is a magnet for visitors to the Dales who come to see one of Britain's most impressive natural features - Malham Cove. The Cove consists of a natural cavern or 'amphitheatre' of limestone rock stretching 75 metres in height and 300 metres around the perimeter. A steep walk up man-made steps is rewarded with a superb view across moors and limestone pavements to Malham Tarn - the Pennines' highest natural lake. The village itself has pubs and tea rooms and a National Park Centre. Mountain bike hire can be arranged locally. There is excellent walking in all directions, making Malham a great base for a Dales holiday.
