The property

Mellings Place is a spacious cottage resting in the market town of Carnforth, Lancashire.

Ideal for families or groups of friends, this four-bedroom retreat offers a well-equipped base for exploring the surrounding countryside and two of the UK’s most iconic national parks, Lake District National Park and Yorkshire Dales National Park.

After pulling into the private driveway and stepping out into the quiet residential setting, the first impression of 49 Mellings Place is one of calm and comfort.

The cottage sits just a short walk from the centre of Carnforth, where you’ll find a selection of shops and a welcoming pub, making it easy to settle into local life from the moment you arrive.

Push open the front door and step into a hallway dressed with stylish furnishings, setting the tone for the rest of the home.

The sitting room invites you to sink into the white leather L-shaped sofa or curl up in the armchair, while the built-in flame-effect electric fire casts a gentle glow across the room.

A large wall-mounted TV with a soundbar promises immersive film nights or quiet afternoons with your favourite series.

Continue through to the kitchen/diner, where the space is designed for both practicality and pleasure.

Prepare hearty breakfasts or evening feasts with ease, then gather around the dining table to share stories of the day.

The adjacent utility room keeps things running smoothly, with laundry facilities tucked neatly away.

Up the carpeted staircase, the bedrooms are arranged to offer a restful night’s sleep for all.

The master bedroom features a plush headboard, a mounted TV for late-night viewing, and light-up bedside tables that add a soft glow to the space.

Its en-suite shower room offers a sleek walk-in shower, basin and WC.

The remaining bedrooms – another king-size, a double, and a single – are equally well-appointed, with thoughtful touches and soft textures throughout.

A family bathroom completes the upper floor, offering the choice of a long soak or a refreshing shower.

Outside, the enclosed rear garden is a peaceful spot to enjoy a morning coffee on the lawn or an evening drink as the sun dips below the rooftops.

With off-road parking for three cars, you can come and go with ease, whether you're heading into town or venturing further afield.

When it comes to exploring, you’re perfectly placed between two of the UK’s most celebrated landscapes.

Close to Pine Lake resort, the Lake District National Park also lies within easy reach, where you can stroll the shores of Windermere, take in the views from Orrest Head, or enjoy a leisurely cruise across the water.

To the east, the Yorkshire Dales National Park offers dramatic limestone scenery, with highlights including the towering cliffs of Malham Cove, the cascading waters of Janet’s Foss, and the charming market town of Settle with its independent shops and cafés.

For something a little different, Capernwray’s renowned diving centre is just a short drive away, where clear waters and submerged attractions offer a unique underwater adventure.

Whether you’re seeking peaceful walks, scenic drives or memorable days out, Mellings Place offers a welcoming base to return to each evening.

Note: This property has a Good Housekeeping bond of £450.
