• This scheme is promoted by Sykes Cottages Ltd, Registration No. 4469189 and whose registered office is at One City Place, Chester, CH1 3BQ, United Kingdom (The “Promoter“).
  
  
• By accepting this Offer, you are deemed to agree to terms of it (being the Offer terms above and these Additional Terms) (together, the Terms).
  
  
• This Offer can’t be used in conjunction with any other offer from Sykes and/or any of the Brands (as defined below), including those relating to signing a contract and/or listing a property (Listing) with Sykes Cottages Ltd (Sykes).
  
  
• The Sykes Cottages Family Brands are: Abersoch Quality Homes, Best Escapes, Best of Suffolk, Carbis Bay Holidays, Coast and Country Cottages, Coast & Country Holidays, Cornish Cottage Holidays, Dream Cottages, Helpful Holidays,  Hogans Irish Cottages, John Bray Cornish Holidays, Lake District Lodge Holidays, Lakelovers,  Lyme Bay Holidays, Manor Cottages, Menai Holidays, Northumbria Coast & Country Cottages, Sykes Holiday Cottages, Welsh Coast and Country Cottages and Yorkshire Coastal Cottages (together, the Sykes Cottages Family Brands and each, a Sykes Cottages Family Brand). 
  
  
• This Offer shall not apply to you if you have previously marketed and let the relevant property through Sykes and/or any of its Brands at any time.
  
  
• Sykes and its Brands can choose not to enter into any Contract with you in their sole discretion. Where this happens, you shall not qualify for the Offer.
  
  
• To qualify for the Offer: You must sign your property contract between Saturday 8th March 2025 and midnight on Friday 28th March 2025, with your property listing live on our website and taking bookings no later than midnight on Friday 30th May 2025.
  
  
• If you have more than one property that qualifies for this Offer (each, a Qualifying Property and together, the Qualifying Properties), the Offer shall apply to each Qualifying Property.
  
  
• Sykes shall make the relevant payment to you in respect of each Qualifying Property in accordance with the terms for the transferring of rental charges to you contained within your Contract once you have accepted your first, unconnected to you, booking through Sykes or one of its Brands for such relevant Qualifying Property.
  
  
• If a Qualifying Property is withdrawn from Sykes and/or any of its Brands for any reason before the date falling 12 months from the date such Qualifying Property is first live on our website and available for bookings (Withdrawn Property), an amount equal to the payment(s) that has/have been paid to you under these Terms for each Withdrawn Property shall be payable by you to Sykes and you agree that (i) Sykes can charge such amount to your owner account and it’ll reduce any balance on the account or (ii) Sykes can invoice you such amount, which shall be payable within 30 days of the invoice.
  
  
• We reserve the right to suspend, cancel, withdraw, or amend the Offer at any time at our sole discretion, other than in respect of any Contract(s) that has been signed before we do this. When we do this, we will update these terms and conditions with this information.
  
  
• This Offer is non-transferable (it’s to be used by you) and you agree not to assign (or otherwise transfer) these Terms to anyone without our prior written consent.
  
  
• No one other than you and us are party to these Terms or able to enforce them, including under the Contracts (Rights of Third Parties) Act 1999.
  
  
• These Terms shall be governed by English law, and the parties submit to the exclusive jurisdiction of the courts of England to settle any dispute or claim arising out of or in connection with these Terms or their subject matter. If a court or relevant authority decides any term of the Terms is unenforceable, the remaining provisions will stay in full force and effect.
  
  
• In the event of circumstances outside the reasonable control of the Promoter, or otherwise where fraud, abuse, and/or an error (human or computer) affects or could affect the proper operation of this promotion or the awarding of the incentive, and only where circumstances make this unavoidable, the Promoter reserves the right to cancel or amend the promotion.
