    Lynne was easy to get hold off when we had accouple of queries. Quiet location with stunning views but the steep approaching hill was very challenging and wouldn't suit everyone. Thank you for a lovely stay!

  • "What a beautiful home!"

    We celebrated my husband's 60th here with family. The house is spacious, airy and clean.The kitchen is very well equpped.There was a welcome pack on our arrival which was a lovely touch. Even the dogs had a little treat. The house is beautifully furnished and the staircase is quite spectacular. The views are beautiful, looking down into the valley and over the dam. We saw deer, geese and a heron. Not to mention the horses who are opposite the back door. Such a peaceful spot. Lynne the owner was very easy to contact and very accommodating. The hill to access the property is very steep but if you follow the instructions you will be fine. Plenty of parking for our party. Just wish we'd had more time to spend at the house but we had a busy schedule with the many things to do in the area. Such a lovely part of the country with lovely, friendly people. We couldn't have wished for a better weekend

  • "This property was ideal for our needs for a family get together."

    There is plenty of space and several bathrooms. However, having recently had hip surgery, I found the two door steps at the back and front door very high and difficult to manage. Like the previous reviewer I was rather cross at finding out that bath towels were needed because of Covid! It is well equipped, and comfortable but not to a particularly high standard. It is also very quiet until one of the ponies starts to kick the stable door. As said many times in reviews, the hill is very much a challenge but there is nothing that can be done about that, other than give instructions. On the website, it would be helpful if the bedroom layout could be made clearer-perhaps rooms numbered or named or a floor plan?

    I am sorry you found not a high standard, the first time a comment like this has been made. Maybe you should have asked re access if you had an issue? The directions are given very clearly and the bedrooms and details are clear on the website. All very spacious, with own bathrooms, I can provide towels if asked but when house sleeps 10, the linen is enough to deal with for the cost of the property. A week for 10 people leaves very little in the budget after costs. So many others enjoy the peace, quiet, countryside & wildlife. It is well cleaned, fresh linen, over and above items left in kitchen, well equipped and lots for children to do. Property Owner

  • "A very well equipped house with wonderful views and a lovely garden."

    Super convenient for the amazing bakery at the foot of the hill and indeed the whole of Todmorden, as long as you don't mind the climb back up! We think you should be more honest about the extremely steep and challenging ascent to the house and also about the stables. There is a certain aroma at times! We were also surprised to be told, 3 days before arriving, that there would be no towels provided. We pointed out that all towels and linen were specified to be provided in the rental particulars. Towels were then provided - but we were told this is not "normally" done for large parties. As the house sleeps 9, this was puzzling. Anyway, something to clarify with the owner as it made a slightly off-putting impression (especially as Covid was cited as the reason, which makes no sense at all if bed linen is being provided!). But overall a lovely stay which we enjoyed very much.

  • "The barn was a delightful place to celebrate mine and my friend's 60th birthday."

    It easily accommodated 8 people. And the quality of furnishings was top spec. Lynn the host was very helpful and sent keys back to us immediately that someone had left. We had a goody basket including a bottle of red wine and sweets that everyone appreciated. Thee was a great supply of basics of n the cupboards with the simple request to replace anything that is used up. There were ample toilets,showers and even a bath. We fll I. Love with the scenery Nd had a beautiful walk on a bridal wyy which was right on our doorstep. The lane up to the barn was a tricky drive but Lynn gave accurate instructions on how to negotiate it. Thank you Lynn; we would definitely love to come back

  • "What a lovely place for a family gathering."

    The children enjoyed every minute and lots of special memories were made. The house is well equipped, very spacious and everything you need is on hand. I cannot fault anything about it except the road leading up to the barn, if attempting to walk into Todmorden you need to be fit apart from that our time spent there over New Year was faultless. Thank you.

    Beautifully furnished and very well equipped. Great welcome pack. Fabulous Pennine countryside all around. Really lovely. The only downside is road access especially as some of us arrived in the dark due to the time of year. People did get up and down safely following Lynne's advice but there was some trepidation.     The location is fabulous - close to all the fun in the town but peaceful with fabulous views and easy access to walks in the stunning surrounding countryside. We loved seeing all the animals!     Really comfy beds and great showers. The welcome pack is a lovely touch. Unfortunately the hill to the property has traumatised our drivers and it would be the only thing putting us off from revisiting the barn (though the host driving one of the cars up the hill herself was lovely)

  • "I knew travelling to the property by car was quite difficult so I booked 2 taxis to take us and return to the station."

    Unfortunately one of the taxis refused to make the ascent to the property leaving 3 ladies, luggage and shopping, to walk! I think it should be stated how difficult it is to reach the property by car.

    Everything one could possibly want was provided. The house felt comfortable and welcoming. Everything was so easy. Access was a bit awkward but the instructions were excellent and we had no trouble at all. It was such an easy house to live in.

    It is steep & a little narrow, ie. Not 2 car width but if you can drive & follow the easy instructions/directions given then not an issue The road is used regularly & by the taxi company, clearly 1 taxi driver had no problem but the other did Property Owner

  • "Very pleasant location in countryside with beautiful walks from the front door but still just a few minutes walk from Todmorden town centre."

    Large, comfortable well appointed accommodation ideal for a large family group or group of friends. 10 people would not get in each other's way. The distance to the town is only a few 100 metres although the hill is steep. Great place to stay. Would definitely recommend and go again myself.

  • "Fabulous place - lovely spacious house with glorious views."

    Picture window in the lounge needs some attention as one pane was hard to see through due to condensation but we could live with that! The kids loved the horses nearby - they were in their element. The drive up to Shoebroad was a bit hairy - perhaps a turning circle might help out here? Loved the proximity to Todmorden town - plenty to do even when the bad weather closed in. Had a great weekend - precious memories made! Thank you!

  • "Exceptional accommodation and location!"

    We had the most wonderful stay, the cottage is beautiful and exceptionally kitted out (especially the kitchen with lots of fridge and freezer space) with lots of little extras one doesn’t usually expect. Very comfortable ideal for more than one family to enjoy together particularly of multiple ages . The land around is beautiful, sitting in the living room drinking coffee and enjoying the views while watching the children play in garden will be missed. The children will particularly miss the horses outside the kitchen window. The little games room is a nice touch too. Thank you for a lovely holiday!

  • "We booked this barn because of its location and size."

    There was 9 of us in total, made up of 3 different families. The bedrooms were lovely, bright and airy with plenty of room and the beds were so comfy. Best nights sleep I’ve ever had whilst being away from home. The barn was really well equipped. Absolutely everything that we needed was there. Having a games room for the children was an extra bonus and kept them entertained, along with playing in the garden. The surroundings were gorgeous, amazing views of the countryside with plenty of good walks for the dog. The children loved seeing the animals and enjoyed petting the horses which were stabled nearby. I wouldn’t hesitate in recommending this place. It was a wonderful weekend away and I’d really like a return visit.

    Very well catered for cooking and dining for all of us. Plenty of glasses, mugs, crockery etc. Excellent location for walks and trail running. The local Tesco delivered there too. Everything went smoothly and would certainly consider returning to explore more of the area as there's plenty to see and do.

  • "Three RAF veterans plus wives had a very pleasant few days at this lovely cottage, in a slightly quirky location, thank you."

    We were here to celebrate a 70th birthday and thoroughly enjoyed our time throughout. Thank you for the welcome pack by the way, much appreciated. We found the cottage to be warm, comfortable and very spacious for the six of us. The walk up to Stoodley Pike and back from the cottage was particularly exhilarating (about 6 miles I think) and the lunch break at the Top Brink pub following our decent was just what we needed. On another day we caught the train to Halifax (a very pleasant town) and visited the famous Piece Hall (highly recommended) which we very much enjoyed. A trip to the Town Hall to see its amazing ceiling was an added bonus. On another day we walked along the Rochdale canal to the pretty town of Hebbden Bridge (Happy Valley) and spent time wandering around the place and visiting lots of small and specialist shops before catching the bus back. In fact we never used our cars once all the time that we were there. The local taxi service is excellent and will charge just £4 to take you into or bring you back from the town centre if you don’t fancy the steep walk. All in all an excellent stay at a top quality property.

  • "We had a lovely family Christmas at Shoebroad Barn."

    The property is a fantastic size with lots of space for our large gathering (we had 5 adults and 3 kids). The beds were comfy, with good mattresses and pillows, and the living room was well appointed for the family to spend time together. Through the drizzly English winter weather we saw glimpses of the beautiful scenery from all the rooms, and we really liked being so close to the stables and seeing the horses regularly. The downside was the rather hairy track on the final stretch to the barn, which seems to take a knack to negotiate. Many times some of us just parked down by the houses at the end of the track and walked the final bit up the hill instead. The location within walking distance to Todmorden station was really handy too. Thanks to Lynne for dressing the house for Christmas for us, and keeping in touch with us throughout.

  • "The approach road to the property is not for the faint-hearted, anyone with mobility issues will find themselves trapped in the property unless they use a car."

    The property itself does have the wow factor, great kitchen, spacious lounge and quirky dining room. The staircase is amazing the 4 bedrooms are roomy, to say the least with 3 of them ensuite only the king-size bedroom opposite the family bathroom is not. A bigger TV especially as it was the World Cup when we were there is only one of the few criticisms, fridge space was a premium with eight of us there.

    We have 1 integrated fridge and a fridge freezer which has always been ample for our visitors up to now. If you wanted to watch the football on a big screen then perhaps you should have stayed at home or gone to a pub….. Property Owner

    Perfect for the windy rainy weather we faced during our week’s stay. Comfortable beds, great heating system and magnificent views. One note of caution: there is a VERY steep and narrow drive upto the cottage - so if you are a nervous driver, think twice!

    A beautiful clean, warm, accommodating cottage with lovely views. Kitchen well stocked with everything you would need. 5 bedrooms which was ideal for 6 adults and 4 grandsons. I would highly recommend this cottage. Only downside could be the steep incline for elderly people down into town.

  • "Beautiful home with beautiful views and property was lovely and clean."

    There was a large garden out the back for our family and dog. A lovely welcome pack received on our first day with local cakes, chocolate treats, milk, eggs. There was cleaning products available also. The property is at the top of a hill (quite steep!) But there's a few chairs on the way up if you need a breather! We managed fine (mid 40s with teenage children and a baby in a pram) and used to laugh about it! At the bottom of the hill, approx 2 mins walk is the local shops, bars and restaurants. We never had a bad meal! We met the gentleman who owns the property (sorry can't remember his name) who was so friendly. All the neighbours are absolute gems who can't do enough for you and give you advice if you require. They absolutely love telling you about their farm and engaging with you if you want to. Stuart (aka the animal whisperer) was loved by our dog also. He knows a good soul when he sees one! Ha ha. Lynn who owns the property was lovely and responded promptly to a few minor queries we had. All in all an amazing holiday, excellent facilities (everything was to hand for cooking, cleaning etc). Would definitely definitely return. Thanks so much to lynne, family and neighbours:)

    It exceeded our expectations on all fronts; the property itself was spacious, modern and very clean upon arrival with a lovely gift of wine, biscuits and fresh eggs left for us! The property fulfilled our needs with a spacious garden and immaculate views to enjoy right on the doorstep. The garden is a bit of a sun trap as well which was perfect for sitting outside in the evenings. It is close to restaurants, pubs and a Morrisons (supermarket) was only a 10 minute walk away which was a pleasant surprise. There are also fantastic walking routes right outside the property. Overall, the stay was fantastic and I would recommend this property to any family or group wanting to get away!

    There is ample space for everyone and the barn is well laid out and equipped with everything you need .     The house is superbly laid out and equipped, it exceeded our expectations. The location is excellent, it feels completely rural and there is a wealth of wildlife on the doorstep, but the town is in walking distance (albeit down a very steep incline). Contact with owners was excellent and there was a fantastic welcome pack which we weren't expecting. We wouldn't hesitate in recommending Shoebroad Barn, in fact we are already checking out dates for a return visit next year.

Resting in the picturesque countryside fields of the owner's working farm, on the outskirts of Todmorden, is this delightful barn conversion.

Shoebroad Barn has been designed with a lovely modern theme, whilst still retaining its period features such as the exposed beams and the excellent stone exterior, which gives the property a wonderful welcoming and homely feeling inside.

Entering through the wonderfully appointed kitchen, housing a range of contemporary appliances, and boasting a delightful breakfast bar, where you can enjoy a hearty breakfast, whilst planning the day's events.

Step into the welcoming sitting room, with plenty of seating to relax and unwind whilst catching up with your favourite shows, with the gas-fired effect woodburning stove to keep the room nice and toasty.

Delight in the convenient play room where your little ones will be entertained with a selection of games for the whole evening!

Follow the divided staircase up to the first floor, where you will discover four well-presented bedrooms, each boasting some of the most magnificent countryside views to wake up to each morning.

The family room provides a double and single bed, with a set of stairs leading up to a further single bed.
