    Sykes or Owner should know when Cottage is not being used to replace or do a repairs, Garden Furniture rusty .Would buy new bedding and towels, All in all I'd Change Alot of things and Change Agency, To us wasn't worth the charge, Also make sure that your light bulbs are all working, My husband was cleaning, pulling up weeds for you, it was has if he was a Caretaker for you, Take advice!   • "The location is marvellous but unfortunately the place is not very well maintained."

    For the price of the property (£2200 for the week!), I'd have expected that the house be in a good state of repair. Comments made by other customers made months ago appear to have been ignored so there was still no working blind in the sunniest bedroom in the house, cracked tiles and a broken bench outside, no working TV downstairs bedroom, faulty window in the shower room, damaged flooring, tired towels and bed linen. I did not use the frying pan as it looked terrible. There are loose times on the roof and evidence of some damp in the property. A washing machine should have been planned into the property so I had to use a launderette and there was not even a clothes horse or line to hang towels out on. The property is in a great position and could be really fab with a bit of investment but I did feel we paid too much given the maintenance issues that are going ignored.

  • "The cottage was lovely."

    Plenty of space for my children to run around and play. Plenty of bed rooms so everyone had their own space. Walking distance to a beach so every night we walked there. It’s only about 5 minutes walk. Would highly recommend this cottage and will definitely book again

  • "Lovely spacious property in a great location."

    2nd time we have stayed & suits us with taking our dog as it is literally a 2 minute walk from West Shore beach. Property could do with some general maintenance. Steps down to back garden have tiles missing & loose so had to be careful with our 4yr old granddaughter & dog. Runner for patio door is pulling up & loose so need to be careful when opening. Downstairs shower room window top opening window is broken. Downstairs bed is a double not a King as stared in description and TV in this room doesn't work at all. Roller blind in upstairs twin was broken - managed to improvise with a towel so youngster wouldn't wake up too early. Could do with more pint glasses as was only 1. Also temp on heating kept going up to 23 degrees at various times of day & night , had to keep turning down as it got extremely hot. Bedding could do with renewing but was clean. Overall we know it must be difficult when guests are coming & going with only a small turnaround time and so maintenance can not always be done during peak time and we would not let any of the above stop us visiting this property. Fresh milk was put in fridge for us & there were ample towels, 2 tea towels & sugar, tea bags etc which meant we could have a drink when we got there before going and doing a shop. One stop shop 1 minute away and pub The Lilly on the front does great food & has lovely staff. Good week in all but feel the accommodation which was £1061 for a term time May week was a little overpriced considering the issues .

  • "Property badly needs painted, as it looks tired, chipped skirting boards, walls poly filled but not painted etc."

    Shower tray not long enough and it floods the shower room. Hence why the flooring grout is missing and there is a slight damp smell. Kitchen would benefit from a washing machine, especially if the property is fully occupied. Back garden uninviting, over grown and not very safe . Decking the area would provide a nice area to sit in and safer for children/ infirm to get in and out of patio doors. TV in rooms need to be on a movable arm to make it easier to watch , especially in master bedroom. Door in master bedroom needs handles as it looked like it had at one point a lock and his has been removed. Lino flooring in some rooms needs replaced as under master bedroom it was torn. Blind on room with velux window needs replaced. Front garden also needs attention and maybe mono blocking some of the area to make a turning circle as driveway very tight due to cars parking almost over drive. Also putting a table and chairs in front garden to make the most of the evening sun.

  • "I’m overall we had a good stay, the house is very comfortable and was clean on arrival, we also really appreciated the little extra touches such as the chocolates and Christmas tree."

    There are some maintenance things that need attention- a big hole in the window sil, peeling paint on bathroom ceilings and the walls in hallways need a repaint/refreshing. The WiFi connection is very poor which is disappointing when wanting to use the internet for games, movies or social media during bad weather. The mattress protectors and duvets need cleaning, they were heavily stained.

  • "The house is lovely, very spacious, plenty of kitchen equipment for our family of 8."

    The garden and its seating were very quiet and relaxing, enclosed, ideal for toddler and dog. Only negatives were, only one bin, which was half full on arrival, no information on what day it was due to be emptied but we put it out with others on the street and it was emptied on the Friday, then immediately filled again from the rubbish we had accrued. Something in the kitchen kept tripping the sockets when we were cooking, not sure what. Also a dvd player in the living room would be good as we had brought some to watch together as a family. None of the negatives spoiled our holiday and we had a great time.

  • "Seabreeze is a pleasant holiday home in a quiet location not too far from Llandudno town centre."

    However we found for a party of 6 there was a lack of pots and pans - we had to go out and buy additional cooking dishes. Also the provision of just one hand towel and bathing towel and two tea towels for the whole week given the hire charge was inadequate. Again we had to purchase more tea towels. The online information needs to reflect this as it is best to supplement.

  • "The location is great for everything."

    But the house was disappointing. The bedding could do with being upgraded!!!! Our room was not cleaned under the bed as we found remnants of rice cakes and cotton buds!! The blind in the upstairs bathroom needs to be fixed!!!! The frying pan in the kitchen - either needs to be changed or have an absolute thorough clean( not sure that would make much of a difference.) Kitchen was nice. We found it extremely tricky to park on the drive - so we parked on the road. Finally, it would make a huge difference if the house got a fresh paint. Had a second shower upstairs! One bath upstairs but 2 double beds and two single beds. There is a shower downstairs and one double bed. On the whole was disappointed with the house Location great for all amenities.

  • "We had a wonderful stay, beautiful property in a good location."

    Easy access to west shore beach and lillys restaurant and bar. 15min walk to North shore and pier. House and facilities were great, comfy beds and a lovely enclosed rear garden for our dog and granddaughter, quite a suntrap. We did struggle on arrival to find the cutlery and had to phone the owner who directed us to it being in a drawer under the hob. Grass was cut midweek and windows were cleaned but both were unobtrusive and showed that the property is well maintained. We would have no hesitation in recommending and hope to return to this property again.

  • "Great week at the property."

    We are from the area so added bonus as rented the house for family to get together. Very comfortable and clean. Coffee machine unfortunately didn't work. Half of the toaster didn't work, the window in downstairs bedroom was broken at the top and very draughty. The tv in this room did not work. A washing machine would have been useful for the weeks stay. It would have been ideal to have another front door key as only 1 worked but we managed by using the key safe. It seemed very unusual to not have recycling bins, and a bin for food waste. All our rubbish went into 1 bin which seemed a shame. All in all a very nice week in an ideal location. Very clean property with great comfortable sofas. Wonderful for our family get together. Many thanks

  • "We really enjoyed our stay at Seabreeze."

    It was more spacious than the photos showed. We enjoyed the reclining sofas in the lounge. The downstairs bedroom and bathroom was great for our disabled daughter (although the house is not completely accessible as front and rear doors had a couple of steps). The super king size bed was very comfy. Lots of storage space. A nice 20 min walk took you to the town centre which has plenty of cafes and restaurants. West beach is a couple of minutes walk away. Lots to see around Llandudno. We managed to cook meals with the kitchen equipment available, but could have more. Garden was small but enclosed. Our main challenge was the driveway. Long enough to fit 2 cars but far too narrow and a chain fence with concrete posts meant you had to be mindful where you parked to avoid banging the car door (but it did catch on the chain every time). It was a challenge getting the large dog and disabled daughter out of the car when on the drive as bushes were in the way of access. This became very frustrating over the week.

  • "Lovely house, perfect for us."

    A few even better ifs…. A washing machine would have been great. A hoover that worked properly (piece Missing meaning we couldn’t hoover well during the stay) The garden area needed some nice outdoor furniture and a bbq area would have been great. Also if the cleaners could check the shower drainage that would be helpful. It was very slow draining when we arrived. I purchased some drain unblocker which fixed the problem but other guests may not be so helpful meaning a potentially flooded bathroom floor. And definitely some kind of washing line or airer would be helpful. Hope this helps make it even better. Thanks for a lovely stay.

  • "We enjoyed our week but would only give this property 3 stars as there were a few shabby areas."

    Example paint peeling on the window ledges. On arrival the property also smelt a little musty. Kitchen lacked cooking equipment there was one medium casserole dish yet the property sleeps 8. Fine if you don't cook. The towels and bedding appeared old. Television was high up on the wall and how the furniture was arranged it was uncomfortable to watch. The good points were the cottage was in a nice quiet road, near to the beach and only a 20 minute walk to Llandudno town centre. I would stay there again if it was updated in the areas I have pointed out.

    Hi Sarah, I’m to here this, I will ask the painter to put the windows right. Not sure the house smelt a little musky, will ask cleaners to open windows, it’s probably because it been shut up a while. Their should have been 4 Casserole dishes at property we have had a few things taken, I will purchase some more kitchen equipment. and as I live in Stockport I rely on the cleaners do you let me know. I’m sorry the furniture wasn’t arranged any other way but, there isn’t any room for it to be Re-arranged but we did purchase reclining furniture to make it more comfortable for people for relaxing. House supposed to be for 8 but only 6 chairs plus 1 mismatched one ; not enough plates etc. General feeling was that it hadn't been properly cleaned-musty sheets and damp smell in some rooms which is a shame as it could be very good with a little attention

  • "When we arrived the house was not as clean as I would have expected."

    There was pile of dust in the corners of rooms and underneath the sofas. I would highly recommend you employ different cleaning staff for the property. The sinks were dirty and there was a foist smell in the twin bedroom. The window in the double bedroom was on the verge of falling out and could not be opened for fear of this happening. The house has potential but needs some what updating and tlc, chipped window sills, plaster hanging off the ceiling in the kitchen.

  • "The cottage was so clean and well equipped."

    A few small but crucial details stopped us giving it five stars: Needs bedside lamps for every bedroom and bedside tables. A blind in the twin bed room. Small coffee tables in the living room. Better quality towels - they were thin and quite small. Beds were a but too soft and squishy. We loved our stay but I noticed some of this feedback had been gjven before and not acted on. These few things would make it the perfect holiday home.

  • "We had a wonderful week in Llandudno."

    The house was in a great location and a few small changes would take this house from being great to being excellent. There was nowhere to hang coats or wet clothes, which when you're staying in a costal setting was quite surprising. A few coat hooks and an airer would make all the difference. There was no blind in the twin bedroom which was a real issue with the sun rising at 4am! The kitchen was lovely but would have benefitted from some more utensils (no oven gloves, sieve, grater, wooden spoons -we bought some and left them for future guests!) The house was clean and comfortable and ideal for our family of 5, plus dog. We would definitely visit again

  • "The driveway was narrow which meant that only one side of the car was accessible has my husband had mobility issues it was a problem so had to get him out at top of drive and maneuver down the sloping drive so we did overcome the problem just made it more difficult."

    The property was great just needs little things like small side tables in lounges to put a cup of coffee, wine etc on. Drink mats provided but nowhere to put them. Chair in bedroom, towel rail, holders for shower gel shampoo and a shower mat as it was slippy but fortunately we took our own as we always do. Some of these points have already been raised in previous feedbacks. But these are only observations and would definitely go back.

    The house is easily located adjacent to West Shore, is comfortable & clean. It’s an easy walk into the town centre & promenade. The owner is available by phone & was most helpful (thank you). Wooden floors are great in a holiday house close to the beach, with off road parking for at least 2 cars. The downstairs bedroom & shower room would be great for anyone with mobility issues & the kitchen/dining & sitting room are all on one level & whilst open plan are defined, with an extra small sitting room. Took us a while to find cutlery drawer which is within top drawer underneath hob! One or two suggestions would improve it further but in no way detrimental - toilet roll holders & towel rails in bathrooms, new basin in upstairs bathroom & lamp in twin room.

  • "Firstly, we would book again."

    The booking process was very smooth from start to finish and overall the cottage was clean, well presented and ideally located. However, a few small issues which need taking care of but in no way spoilt the holiday: The top dishwasher shelf falls out when fully extended, the downstairs bedroom had a damp/dusky smell to it and the mattress is way too soft/worn and in need of replacement, the hoover lacked suction and when used filled the house with a smell of damp dirty dog. Taking all into account we would go back but not with the same mattress downstairs.

    However, we had a family meeting and decided that we would seriously consider booking the cottage again for next year, until looking at similar dates for next year we noted that the price has gone up by near 50%. I don't know how that can be justified and I certainly will not be paying over £1200 for 11, Seabreeze. Thank you

  • "The house was very clean and comfortable."

    You could tell that the owners had spent a lot of time and money on the decor. The only problem on arrival was to find that all the towels were damp and luckily we didn’t need the twin room as the quilt covers were wet, and I mean wet not just damp. This was soon sorted by airing on the radiators but a clothes horse would be useful. We had a great stay in spite of the wet weather and would certainly recommend to others and book again. I would suggest a few extra things would make the house perfect such as chairs in the bedrooms to put your clothes on when going to bed. Something in the bathrooms for hanging towels and toilet roll holders. A couple of small side tables in the lounge to put cups on. These are minor and did not spoil our stay and would come back another time.

  • "A very nice holiday cottage overall."

    However, there was no washing machine or drying facilities. There needs a bedside lamp in the downstairs bedroom. We knew where the cutlery drawer would be, however, this needs pointing out to other guests who may not be aware that there is a narrow drawer unit under the gas hob which is not easily seen. Although there was a hand rail down into the back garden, the 3 steps are not of a consistent size to manage with ease or without caution. In reality the drive can only accommodate 2 cars with a squeeze as there is a flower border down one side of the drive. Given all of this, we would still book this holiday cottage again.

  • "When we arrived the cottage was not clean I went to what you call the cloakroom and found a lot of dirt a brush full of dog hair a hoover impossible to use which looked as if never been emptied, you could not have hung coats in there."

    That was just the cloakroom There is to much to put down in this survey I sent photographs to Sykes who replied it does not look to bad. After many phone calls they said they would send the cleaner back who arrived 45 minutes early aggressively asking me at the door where all the dogs hairs were, which only went from bad to worse, he then told me he was recording all this and not coming in. The cottage itself was poorly equipped and in poor condition generally certainly not worthy of four ticks. I have kept this very short, bur what I would say is be very careful booking your holiday with Sykes. P Tatlock 4th May 2019

  • "The cottage was lovely and in a perfect location and was a really nice place to stay."

    It has been finished to a very high standard. The beds were really comfy and the reclining settees very welcoming after days spent walking. We particularly liked the rainforest shower. Please could we suggest that it may be a good idea to use black out blinds (the white blinds currently let a lot of light in and as a result we were all awake very early. The single bedroom had no blinds fitted at all). It would have been nice to have more equipment in the kitchen ( eg cheese grater, cooking utensils). The garden was overgrown but a gardener did turn up on the Saturday as we were leaving (assuming it was the first cut of the season), and was lacking a table and chairs for outdoor eating.

    A nice property in a good location just needs a few touches. Good for the four of us but can’t accommodate 8 people at table. Shower over bath needs some sort of curtain or screen.

  • "Not sure why the house is called 11, Seabreeze when the name on the outside wall is 11, Deenor?"

    Unless Deenor means Seabreeze in Welsh??? To make our stay more comfortable it would have been nice to have had a couple more table lamps, there is only one in the lounge, one bedside lamp in two of the double bedrooms, none in the twin or downstairs bedroom? I had to borrow a bedside table and lamp from someone for the downstairs bedroom which my elderly mum was sleeping in. And, maybe have a coffee table in the lounge. Also, there are no toilet roll holders or hooks anywhere for towels etc. Having read the previous comments we knew there wasn't a toaster in the kitchen, so we took our own! Central heating instructions are a bit confusing? (when we eventually found them at the back of a cupboard in the kitchen)! And finally, leave a note to say where the cutlery drawer is would be helpful as we searched high and low, and after a call to the cleaner who then told us where to find it! These are just little things which would have made this stay even better, it's in a good location, very good local shop, pub and fish & chip shop nearby. Bus stop at the end of the road.   • "Great location, literally 5 minutes from the west shore beach and a 10 minute brisk walk to Llandudno main street and the North shore property was excellent, beds were comfy though maybe a little on the firm side."

    shower brilliant, wifi excellent, decent chippie 200 hundred yards away along with a big convenience store, but plenty of cafes and eating places nearby. linen service turns up every friday, great service, fast, efficient and very friendly couple of negatives, no toaster and no washing machine, the living room could do with some rugs and a few occasional tables and lamps, and why are there no coat hooks anywhere particularly in the upstairs bedrooms. TV's were good (freeview) though the signal was very poor on a few occasions. A welcome pack detailing facilities in the house, heating controls, gas fire controls etc and local facilities would be useful. just minor points though. would definitely stay here again. And the property is named Deenor, not Seabreaze

    the name on the front is Deepor or something simlar. But soon found the key pad on the side. We had a wonderful stay so close to all the local ameanities. The place was beautiful top notch we were all very pleased. From the booking to the stay no problems at all Thankyou Sykes cottages we will be back again.

The property

This contemporary cottage is located in the village of Llandudno, on a cul-de-sac close to West Beach, between Great Orme and the Little Orme.

Families and friends can enjoy a relaxing holiday for eight people, and just as easily tour the destination, returning to the wonderful Sea Breeze for memorable nights in.

An open archway reveals the lounge, which is centred by a gas fire, with a bay window overlooking the garden, and reclining sofas including USB charging ports, where you can appreciate it all from.

The lovely dining room lies adjacent for four people, and the modernised kitchen is equipped with everything you need for a comfortable stay.

Beyond this, a king-size bedroom awaits, boasting views over the garden, with a wardrobe, and a TV to create that home from home feel, across the way from the family bathroom which is finished to a quality standard, with a walk-in rainfall shower.

Before a good nights sleep, why not cosy up in the snug, with its sliding doors leading out to the enclosed rear garden should you wish to continue the evening there, or just relax in front of the TV.

Upstairs three bedrooms await, the twin room is tucked away beneath sloping ceilings, with a Velux window above, and a super king-size room is elevated by views of the garden, a full-height mirror, and a built in wardrobe.

A double room benefits from furniture, including a dresser and wardrobe, each as pleasantly designed as the next.

Lastly, the family bathroom is fitted with a bath, and a handheld shower.

The town features an excellent selection of shops, pubs, restaurants and cafés, as well as Venue Cymru, which is North Wales' premier theatrical stage, all this is just a stone's throw from the promenade.

Only four miles away is the town of Conwy, a designated World Heritage Site.

A true medieval gem, Conwy is dominated by a charming castle and completely enclosed by its well-preserved town walls.
