The property

Linhay Barn is a delightful single-storey cottage resting in Callington near Saltash in Cornwall, enjoying open countryside views, off-road parking, and a well-designed open-plan living space, making it an excellent base for multi-generational families seeking time together in a scenic setting.

Set in a tucked-away location, this thoughtfully arranged retreat combines traditional features such as wooden beams and tiled flooring with a welcoming atmosphere that encourages guests to slow down and make the most of their surroundings.

Step inside and discover the open‑plan living space, designed for easy days spent together.

Access is convenient, with two stable doors: one standard‑width with a small step, and another featuring a gentle ramp from the gate.

There is a small 3‑inch threshold at the entrance, but the doorway has been widened for wheelchair access.

Internal doorways from the lounge to the wet room and bedrooms are also widened, with the wet room and front bedroom (super‑king or twin) offering enhanced accessibility and only a minimal 1 cm threshold. Beyond this, the interior is smooth, flat, and level throughout.

The kitchen is fully equipped for preparing meals, while the nearby dining area provides the perfect place to gather and share stories over food.

The sitting area offers generous seating and a 50 inch TV, inviting you to unwind after a day spent exploring.

When it’s time to rest, choose between two elegant bedrooms, a super king-size offering flexible sleeping arrangements, and a king size room, each presented with care.

The family bathroom features a bath with a hand‑held shower, ideal for refreshing at the end of the day, while the wet room offers a powerful riser shower that provides a much stronger flow than a standard electric shower.

Outside, the front garden with its terraced patio creates a wonderful spot to sit back and take in the far-reaching countryside views.

Venture beyond the property and explore the wider area, with the Tamar Valley Area of Outstanding Natural Beauty offering scenic walks and changing landscapes to admire.

Visit Tavistock, where a pannier market and historic streets invite leisurely afternoons, or head to Plymouth to discover the National Marine Aquarium and vibrant waterfront.

For a coastal escape, Seaton, Cawsand, and Finnygook offer sandy shores and fresh sea air, perfect for relaxed days beside the water.

Linhay Barn offers a welcoming base for discovering Cornwall and beyond.

Note: This property has a Good Housekeeping bond of £250.

CALLINGTON

Tavistock 9 miles; Launceston 11.5 miles; Plymouth 14.6 miles.

Callington is a Cornish market town, rich in mining heritage and overlooked by Kit Hill, the highest point in the area, donated to the people of Cornwall by Prince Charles to celebrate the birth of Prince William. From the top of Kit Hill there are fabulous views across south-east Cornwall as far as Plymouth Sound. Callington is set in the heart of the Tamar Valley, an Area of Outstanding Natural Beauty, and offers a good selection of shops, inns and cafes, as well as being the home of Ginsters Cornish pasties. A few miles away, the quaint village of Calstock clings to the steep banks of the river Tamar and is dominated by the splendid Calstock Railway Viaduct, a giant 11-arched stone construction supporting one of Britain’s most picturesque branch lines running through the Tamar Valley. Other interesting places along the river are Cotehele, a beautiful historic house and gardens owned by the National Trust with a small quay and inn, and Morwhellam Quay, a theme park that staged a living history production for the BBC and where visitors can explore the rich mining heritage and watch blacksmiths, potters and craftsmen at work. The pannier market town of Tavistock is only nine miles from Callington and is well worth a visit on your way to a day’s walk on Dartmoor. A splendid base to explore south Cornwall and West Devon.
