    The rest of the cottage was OK though. We'll equipped and quirky which we like and the sea views were fab. Just not very comfortable.

    We have spoken to the owners and they have advised us of the following: Thank you for your feedback, we are sorry to hear you did not find one of the mattresses at the property comfortable. It is a slatted bed with a good quality sprung pocket mattress and memory foam topper to ensure total comfort. The caretaker and all the previous guests have said it is very comfortable. Obviously mattress preferences are very individual. We are glad that you enjoyed the sea views and the other aspects of the property. - Sykes owner relations

The property

In Kingsand, an 'upside down' little house on three levels with good sea views, snuggled in a row of 18th century houses, two minutes stroll from the beach and Coast Path.

Access is from a narrow lane which has no passing traffic.

At ground level there are two bedrooms: a twin, and a double with French windows to a tiny courtyard, imaginatively done just for two; ground floor toilet.

Then head down stairs to a lower level to a smart, roomy bathroom.

Up on the first floor there is a light, open-plan living/dining room and kitchen area with those lovely time-wasting sea views - binoculars provided to observe the shipping which passes.

Thoroughly well done, comfortable and convenient.

Take a day walking in nearby Mount Edgcumbe's 800 acres or take the seasonal pedestrian ferry to Plymouth.
