  • "Location is perfect, the cabin is lovely and with a little TLC could be amazing."

    Listed as dog friendly but not enclosed. There was hairs on the floors behind the doors, could do with a more thorough clean. Cutlery and dinnerware needed washing before use. There wasn’t 6 matching drinking glasses and plates despite being advertised for 6 people. On a side note the towel radiator in the bathroom is leaking.

    Hi Joe, Thanks so much for your feedback, and for taking the time to let me know your thoughts. Just to clarify, Hambleton Retreat is dog friendly, which is why it’s marked as “Pets: Yes”. As a dog owner myself, I know how important it is to be able to bring your four-legged friend along on holiday. There are also some lovely places around the Retreat where dogs can enjoy a good walk, so it would be a shame for them to miss out! Hambleton Retreat is set on an open-plan plot, so unfortunately traditional fencing wouldn’t really be suitable. However, we do provide a long line which guests can use to safely attach their dog if they need to let them out first thing in the morning or last thing at night. I’ve checked this and it looks like a previous guest had taken the line, so I’ve now replaced it. There are also two paddocks with gates right next to the Retreat where you can let your dog have a bit more freedom to explore and do their business. There’s a dog waste bin located by the electric gates as you come down the driveway too. I’ve also spoken with the changeover team regarding the housekeeping and your comments about the dinnerware and glasses. I’ve removed all of the existing dinnerware and replaced it with enough brand-new pieces for eight guests. I’ve also removed all of the glasses and replaced them with fresh sets, including white wine, red wine, water glasses and whisky tumblers. Thanks again for your feedback, Joe.   • "We loved Hambleton Lodge, spacious, lovely views from windows."

    Everything we needed. Could have done with coat hooks in the entrance hall. No where to put wet coats. Loved the location. Near interesting towns and walks.

  • "A little isolated, but peaceful and tranquil."

    Barnsdale hotel across the road was very convenient as somewhere to walk for a drink and we did eat there twice. Very expensive for reasonable, but not too notch quality. The welcome pack in the lodge was pretty pathetic to be honest, though overall facilities were more than acceptable. If we returned, we would look for something closer to the water, possibly a Sykes if available.

  • "Had to rewash some glasses, utensils (food on some) and baking trays before we could use them."

    Patio/bistro table unusable (broken and dirty) as was the outside table and chairs (broken slats and very dirty and covered in Green moss). So nowhere to outside and had to go to a garden centre to buy some chairs to sit on @ a cist of £120.00. I have pictures should you wish to see them and a receipt for the chairs

  • "Hi, this was our second visit & we had a nice stay."

    However there were a few issues, mainly housekeeping. The second bedroom (bath en-suite) was not left as well as it could have been, the beds were left as double & I had to move furniture myself to plug the lamp in behind the bed, something I feel should have been done. Cleanliness behind, under and around the bed was poor and I found plasters & other bits left from previous visitors of which was very unpleasant & not a good start to my holiday. This bedroom as stated in your description is a twin, quote ..... ''Three bedrooms: 2 x double (one with en-suite shower, basin and WC), 1 x twin-double on request -Bathroom with a shower over bath, basin and WC''... and should have been left as a twin unless I asked as stated in your email so again I was very dissapointed as to how this bedroom was left, very poor & disappointed. There were items in the Kitchen that were dirty, not checked when taken out of the dishwasher, a quick check of kitchen items could have been made to avoid me having to wash stuff before they could be used especially the baking trays. Also you state.....''the following courtesy items are provided by the owners as a starter pack for your holiday:- Tea, coffee, sugar, washing up liquid, 1 x sponge, 1 x tea towel, 2 x dishwasher tablets, 1 x bin bag, 2 x toilet rolls.There will also be a set of toiletries per bedroom to include mini soap, shower gel and shampoo....'' The 3 glass jars were very poor, tons of sugas, few coffees but no tea bags, obviously not checked by your staff. The toiletries you offered were not as stated, no shower gel. The trim around one of the toilet flushes was hanging off. There were clumps of dust throughout the living area, under & behind furniture, bits of paper from previous guests, again obviously not checked by your staff. The settee was stained and I had to sort it out as the cusions you sit on were not pushed back into place. I could go on but I am now bored........ ....

  • "Lovely setting, comfortable accommodation."

    We were only 4 adults, which was fine in this property, it would not have worked if there were 6 adults, as apart from the main bedroom the other bedrooms were very small, with only 1 bedside cabinet in the one room. Was disappointed that there was nowhere to recycle bottles, cardboard etc. Whilst there was a bin in the kitchen where you could sort your waste, we were then asked to put it all in the dustbin? There were no additional liners for the bin so when we did empty the bin we had nothing to put back in it. Whilst the cabin was lovely and we would stay here again there are some small things that need attention: Clothes airer was broken and the toilet flush kept falling off. If the door to the patio was opened in the lounge it was difficult to close as the security bolt kept dropping down unless you put the key into it.

  • "2nd visit staying in this lodge."

    Barnsdale Lodge really do look after the lodges and grounds very well. the lodge itself is really comfy, plenty of space and everything you need. we took two dogs and the lodge supplied dog bed, water bowl and a toy. location is central and very close to Rutland Water and their amazing walks, Oakham is about 10 min drive with plenty of places to park, shop and eat.

  • "Rutland water is a very pleasant place to stay."

    Very quiet but within easy reach of Oakham. Loved the Hambleton bakery just up the road. Will definitely be returning next year. Not impressed on how much the cost of renting a lodge next year has increased. Could acccept a 5% increase but nearly £300 seems a bit excessive.

EXTON, RUTLAND

Exton offers a typical English village setting, with its traditional, stone buildings crowded around the green, in the East Midlands county of Rutland. The Fox and Hounds public house overlooks the tree-planted green, a former 17th century coaching inn, oozing with character, offering cosy winter evenings around the fireplace and lazy summer days out in the beer garden. To the south of the village are Barnsdale Gardens, created by Geoff Hamilton for the BBC's Gardeners' World, and the Barnsdale Hall Hotel and Country Club. Oakham is the nearest town, boasting a combination of stone and thatched buildings, a range of shops, as well as pubs, bars and eateries to choose from. There is also a local history museum, a 12th century castle and a 14th century church. The Rutland Water Nature Reserve offers watersports, a small water adventure park, birdwatching, a sailing club and fishing opportunities, with the Rutland Water Golf Course overlooking the lake. The train station provides access to the cities of Nottingham and Leicester with shops to browse and architecture to admire. The market town of Stamford is a mere stone's throw away, with its attractive Georgian-style buildings used in the 2005 Pride & Prejudice film, independent shops, cosy pubs and a range of restaurants. Melton Mowbray is further afield, with more amenities to explore. Home to the famous pork pie, this town also offers The Regal Cinema, Melton Theatre and the Melton Carnegie Museum. The village of Exton offers a warm and friendly atmosphere for the perfect holiday exploring the East Midlands.
