"We had a lovely stay at Rose Cottage (our second time)."
The cottage is spotlessly clean, very comfortable with everything we need. It is located in a very quiet area close to a working farm. There are many lovely beaches nearby. Shops, restaurants & Church also close by. Joan, our host, is a lovely lady. She goes above & beyond to ensure you have a pleasant stay. She leaves a lovely welcome pack of tea, sugar, milk, cake & biscuits. The Cottage is an ideal location for those looking for a nice peaceful rest away from the hustle & bustle of a busy life. We are already booked for next year!

"We were very disappointed with the property."
The so-called bathrooms were extremely pokey. The main shower room housed a shower and a tiny sink and toilet with no cabinet or shelves. There was nowhere to even put a toothbrush and swinging a cat would prove extremely difficult. The en-suite with just as pokey and once again there was nowhere to put toiletries, the sink was equally as tiny. We had to work out how all the appliances worked ourselves and did not see the owner, despite her living next door, for 3 days. By that time we had knocked three times and left a note and on the third day had to report that the house had a mouse infestation. It also suffers with lots of flies which meant keeping the windows closed! We were given excuses as to the flies and the mice and the owner did call a company to deal with the mice issue. After that we saw no mice scurrying around the kitchen but looking at the droppings behind the fridge, they had been there for some time. There were dead flies in the house when we arrived and the mouse droppings behind the fridge led us to believe the house had not been cleaned properly. We complained and the main response was to suggest we leave and find somewhere else, which when you are supposed to be on holiday is not a realistic option unless the company provide alternative accommodation, which they were not able to do. The house is on a farm but it is in the centre of the farm and there were times when workers walked past the windows and tractors drove close by. Privacy was an issue and we therefore had to keep the curtains drawn. There was no easy access walks available and you need to drive to walk anywhere. There is no garden, just a front drive. Not really suitable for young children in our opinion.

To address your issues:
- The Cottage is cleaned after each letting by a professional company and is further inspected by myself afterwards.
- Our usual practice is to come and meet our visitors and personally greet and welcome them to the property on the first evening, but we were unable to contact yourselves during the first evening of your visit, so we did not have the opportunity to go through the basic workings of the cottage with you.
- We have a pest control company employed to manage pest related issues who attended the property to rectify this as early as they possibly could.
We take great pride in offering the quaint cottage, and its charm, on a farm setting. We have had the pleasure of welcoming visitors are of all ages and nationalities over the years. The information regarding the details of the property and its location are listed in the property description, which we strongly advise all guests to read prior to booking."

The accommodation was a beautiful cottage with a beautiful fireplace that was extremely Christmassy and had modern up to date facilities It was very comfortable and had everything you would need and want
The host was welcoming and accommodating She even provided Christmas decorations making it feel really homely
I felt like I was in the Christmas movie The Holiday
Both myself and my family have made some fantastic memories

"Lovely cottage with everything you need and more."
We found that it was ideally situated for travelling. Very quiet and beautiful setting. Ramsgrange is only a short drive and perfectly within walking distance.

. would recommend this property for couples and senior singles.
Not good for small children… but there is a lovely beach in Duncannon ten minutes drive away.

"Beautiful little cottage, very clean and all is there what you need!"
Joan had the table set with a lovely lemon cake, cookies and even fresh milk in the fridge for a welcoming cup of tea! A lovely family too be with. Rose cottage is quite central to New Ross, Wexford, Waterford (via passage east) and the Hook lighthouse. Tinten Abbey with nice walks through the woods and The Hallow fish and steakhouse just around the corner. There's a shed beside the house e.g. for bicycles. Definitely a place to come back!

"This cottage was excellent in every way."
Very well kitted out with facilities including dish washer, and washing machine which we didn't use. The only very slight downfall was needing to get the owners in to help us make sense of the instruction manual for the beautiful new cooker and hob Which worked perfectly well but like all other electronic, computerised equipmejt expected the users to have a degree in compter sciences before the first use. It was clean and comfortable and there was tea, milk, a cake and biscuits there to welcome us on arrival.

"We liked the cottage and its location which we found to be very convenient for touring the beautiful area."
It had everything we expected. Joan did her best to get the TV to pick up British stations but the engineer who came reported that the sycamore tree was obstructing the satellite dish! The double bed we didn’t find particularly comfortable. Maybe it was the thickness of the duvet? The weather was quite warm! An enjoyable stay. Thank you.

The only down side was that the weather was so beautiful and warm that we did not need to light the fire which was left all ready for us, a fire would have made it even more cosy.

"Mrs Cooley was very friendly and helpful."
The cottage was lovely and had all the appliances you would need. I was very happy to see there was a wifi connection as I didn't realise that my phone service provider would not be available in Ireland. Southern Ireland is a beautiful place to visit and I would recommend anyone to go and to stay in Rose Cottage.

"We had a wonderful experience with Joan and her family, our son really enjoyed feeding the lambs, collecting eggs and watching all the farming activities going on in the yard."
The cottage is very close to all of the tourist attractions on the Hook Peninsula and surrounding areas. We were welcomed with open arms and felt very comfortable for the whole week. Many thanks.

"We arrived to a warm and comfortable cottage on a cold evening and Joan had lovely scones waiting for us."
There was a pub close by, called "The Hollow", which served first class meals. After eating there on the first night we knew we would not be going anywhere else to eat.
Shops were about 2km away.
There were many interesting places to visit in the surrounding area and the only unfortunate part was that our time went too quickly.
We had a lovely time and are looking forward to going back for another holiday.

"What a lovely little house."
.. the scones on arrival were delicious and we loved the farm animals . Close to grocery store, church and Duncannon Beach is a short drive. Waterford City is just a few miles away if you use The Ballyhack Ferry. Sit in the yard and read or sunbathe, we had beautiful weather. Thank you Joan, we would love to come back. Patrick and Ellen.
