  • "Carthorse Cottage suited our multigenerational family of 6 adults and 4 children."

    The children lived being in the pool everyday and the adults played Pool in the games room. We had 2 successful BBQs, eating outside which was wonderful. Thank you to Julie and Phil who provided a lovely welcome food pack and resolved a couple of issues very swiftly. The children loved meeting your chickens and dogs.

    No complaints for any of our party. The kids particularly loved the pool and the play area. The cottage still felt spacious with 9 of us and everyone had there own space. Would highly recommend and would love to stay again in the future.

  • "Took my family to this lovely cottage."

    I've only marked down on a couple of things. The listing should say when pool is available before you get there. My 2 grandsons love being in water unfortunately we did not use it as much as we would have liked to as it was a bit to cool for the 2 year old. We did ask if it could go up a degree and we're willing to pay extra..but we're told it was set to 29.something summer would have been great but winter needed to be at least 30.5 for toddler. As it was in an unheated building the pool dropped temperature quite quickly. The pool handles were very slippery when wet, I have a lovely bruise where I slipped and banged my leg on steps. Upstairs towel rails weren't heated...they were on but not heating up. Some mattresses were very firm. Again these are not major things and some are personal observations, but would've made our holiday a 10 out of 10. All I all we had a lovely holiday enjoyed the cottage, the birds in the garden and the area. Thank you to our fab hosts.

  • "We were very impressed by the cottage, it’s cleanliness and the facilities that were offered."

    Our party comprised of nine adults between two families, thus having a large living space and adequate shower/bath facilities was paramount, including the games room and the pool, which meant everyone had something to do if we weren’t out. The owners were fantastic, informing us on various walks to admire the views and allowing us to pick fruit from their orchard to make a crumble. A very enjoyable and comfortable week.

  • "We had a lovely week at Carthorse Cottage."

    Plenty of space for all of us (7 adults and 2 children) and celebrated 2 family birthdays whilst there. Well equipped kitchen with everything we needed as well as a welcome pack from the owners which was a lovely touch. The pool was cleaned daily by the owner who made it available for us from 9am to 9pm, and my granddaughter would have spent the entire day in there if we'd have let her. The Pool table and games room were also great. Plenty of space in the living room to relax, with 4 comfortable settees. our grandson loved seeing the sheep and cows on the farm. we walked to the local pub (about a mile down the narrow country lane)and enjoyed a great meal there. The owners of Carthorse Cottage were very friendly and welcoming and told us to just knock on their door if we needed anything or had any problems (which we didn't). All in all a great week and we made some lovely memories.

    Room for all the family. Very comfortable and had everything we needed in the kitchen. The indoor swimming pool was a blessing especially on the rainy days we had. The children loved it. Also the pool table was enjoyed by all. Lovely family holiday.

  • "We had a 7 night holiday in this lovely cottage."

    There were 6 adults and 4 children (3 generations). We all thoroughly enjoyed ourselves, and would certainly visit again. On our arrival, we were greeted by Julie, who explained everything in detail, and was very polite and kind, we later met Murphy, their lovely chocolate Labrador. Although we enjoyed every minute of our stay, there were just a couple of niggles/comments that we have: The pool was rather grubby, and had mold on the rim around (just above the water level on the inside), and the water wasn't really clear. We also weren't told that the pool was only open to us from 9am until 9pm. This wasn't an issue for us per se; however, I think this needs to be mentioned in the booking details as some people like early morning/late night swims. I also think that the pool windows should be one way windows, as the people in the next cottage could see our grandchildren and us in the pool, which made us slightly uncomfortable. The bed downstairs was extremely squeaky, so we moved upstairs into single beds so we could sleep well. The other beds were extremely comfortable, and everyone slept well. The kitchen was a great size, and had absolutely everything that you need for a large group of people, plenty of crockery and cutlery, and the large fridge freezer was great, (could maybe do with a bit of extra worktop space though). It was a lovely surprise when we first checked in to see that we had lots of complimentaries; tea towels, sponge, dishcloth, bins bags, tea, coffee, milk, apple juice, biscuits, hand wash, some washing up liquid and dishwasher tablets. We had taken all our own, but the idea was very thoughtful. I think the front door could do with a curtain/blind at it, as at night it can be quite off-putting. I also think that a shoe rack/stand in the hallway, would be an excellent idea, as with 10 people, there were shoes everywhere! Also a couple more coat hooks (there were 3). The lounge was huge, and catered for us all to sit and chat on an evening; however, one of the back windows is directly at the entrance of the cottage next-door, which was very awkward for both parties as they could see straight in; maybe net curtains/voiles could be put up for some privacy? I am very much all for recycling; however, the system was very different to our recycling at home; therefore, I think it would be a good idea to have various different small bins inside the kitchen, with labels above them, to show you what goes where - just a thought? I think the garden area need a bit of TLC, it was rather overgrown, and unfortunately very uneven (on a slope), which again isn't evident on the details. Also, the playground area is not within the immediate grounds of the cottage, so children cannot go on their own. We did use the BBQ; however, this was really grubby, so we had to clean it all first. The games room was great for the boys; however, it did say in the details that there was a game station in there, but there wasn't. There were books and a couple of toys in there, which was good. The 2 new bathrooms upstairs are great, and the showers are fantastic; however, the over bath showers, and the baths water pressure was ridiculous. With young children, it literally took 30-40 minutes to even half fill the bath. Lastly, although the door handles/latches are in keeping with the cottage, they are really noisy at night when you are trying to quietly nip to the loo and not wake the children! Overall, this is a very lovely cottage, we all had an amazing time, and we would definitely visit again.

  • "This was our 3rd time staying at Carthorse Cottage and it was just as amazing our previous times."

    The owners are so lovely and friendly and always on hand if needed. The cottage is beautiful and very well equipped with everything you need. My grandchildren loved the swimming pool and took full advantage of it everyday. There is also a fab play area and a little stream to explore. We have had the best time and will definitely be back for our 4th visit.

    Well equiped. Space. Couldnt fault. The only downside was matress on the beds. They are thin and you can feel the boards under the bed. A thicker matress would have given us all a better nights sleep. But a perfect place to relax

  • "The accommodation was just as described, spotlessly clean, spacious, well furnished and very comfortable."

    Our hosts were both friendly and very helpful. We found numerous nearby interesting places to visit and engaging things to do. We could hardly have enjoyed our holiday more. The only downside resulted from the demands the letting agents, Sykes Holiday Cottages. Their detailed departure instructions were extremely burdensome.

  • "Absolutely brilliant cottage!"

    !! I stayed for a week with my daughters, son-in-laws and grandchildren. Such a spacious cottage, plenty of room for us all.Bedrooms and bathrooms were extremely clean and the swimming pool and games room were brilliant for for my grandchildren, they had a great time. The kitchen was well equipped for everything we needed. The owners thought of everything to make our stay just perfect ❤️ Thank you.

  • "We were a party of eight friends - the youngest 65 and the oldest 83."

    There would have been 10, but two of the men were not able to come due to illness etc. We've had an autumn long-weekend together every year since 2006 (except in 2020 - Covid-19), usually at the same place in Cornwall, but this year we fancied a change and found Carthorse Cottage by chance on the internet. It's pretty remote, and we needed out sat navs to find it, but what a find it turned out to be! Lots of space, lots of facilities, and not really very far from anywhere once you get used to the narrow lanes! We had a great weekend and would most certainly consider a return visit sometime. Only a couple of minor niggles: having only one 4-cup teapot and one toaster between eight people presented a few breakfast-time problems, and the ladies would have been glad of a hairdryer in each room after their early-morning swim, rather than just the one between six of them. Apart from these points, very well equipped, homely and comfortable - and the owners were very nice people, so I'm sure they won't mind dealing with our niggles for the benefit of future occupants. A great place!

  • "We had a lovely multi generation family holiday in this farmhouse."

    Lots of space and a real treat to all have our own bathroom. We enjoyed the pool, the games room and the outside space. Lots of parking space and an excellent pub for Sunday lunch that was walking distance down the hill. Downstairs bedroom is easily accessed through the kitchen which could be noisy but suited us.     The family (3 generations) very much enjoyed the bonus of a pool table and a small indoor pool. The lovely weather also permitted the use of the outdoor (gas) barbecue, which was perfect with the adjacent generous outdoor benches and table. Car parking space was generous and fine, once you mastered the sharp manoeuvring to gain initial access. Possibly the addition of more plastic beakers for children and a designated bread bin would be desirable.

  • "We had three generations of the family staying at the property."

    The ground floor bedroom and wet room were great for the grandparents who have limited mobility. The steep slope into the property is a little challenging, but isn’t impassable. The grandchildren loved spending time in the swimming pool. The pool table added another activity where all ages could have fun. The cottage is set on a peaceful farm with lots of birds, the bird feeder just outside kept everyone busy watching the feathered neighbors come and go. There are some lovely walks around the farm and fantastic views of Dartmoor. Teignmouth is just 10 minutes away and has a nice sandy beach when the tide is out.

  • "A stunning building set along a lane of tranquility."

    The downstairs bedroom and wet room was ideal for an elderly Mom and her walker. The other 4 bedrooms upstairs with their own bathrooms are again ideal. The pool room was a huge hit as was the swimming pool too. There are loads of places to visit nearby all within a 20 min journey. The only downside was the stones outside, not suitable for a Moms walking aid, she needed to rely on another person to walk her to the cars. But this was a conversation I had with Mrs Trump previously. 10/10 for the cottage. 10/10 for the wildlife and 10/10 for the area.

    The cottage is amazing, the pool is fantastic and got used everyday, our grandkids loved it. The Pool table also got used a lot and many a competition happened during our week.. The kitchen has everything you need and the cooker is brilliant for the amount of guests staying. The walks around the hosts land is beautiful and the kids loved the play area. The bedrooms are perfect and we all had a good nights sleep during our stay. Be prepared to drive down single track roads. The local pub "Elizabethan" is fantastic and we had two great meals there, the fish and chip shop in Teignmouth is great, we recommend both.

  • "This was a perfect place to stay with the family after so long apart."

    Suits all ages. Very well equipped in the dining and kitchen area. The pictures don't do the swimming pool justice as it is now bigger and square. The cooking range is newer too. The owners were very friendly and the grounds were great for the children. We noted that there were only SCART leads avaliable and we had taken entertainment for the family which needed more modern cables. (Easily purchased in Exeter) Worth noting that the toilet/wetroom downstairs isn't en suite for the downstairs bedroom. You have to walk through the dining room. Not a problem for us but it might be important for someone less able. We all said we'd like to spend a Christmas there one year!

    It is absolutely amazing and was everything and more that we could of wanted. The owners are so lovely and friendly. My son had a flat tyre whilst we were there and they sorted a garage out for him to take it to be repaired. The facilities in and around the cottage are fab. The swimming pool and pool table are a huge bonus and the grandchildren loved the play area with the big rope swing. Theres also a stream which great if you like exploring.

    . It was extremely clean and everything you could want and need. The pool was very clean and tidy and the house was big enough to make sure you had lots of room. No one ever felt on top of each other. Hot water all the time and the fridge/freezer big enough for all you wanted. The mattress on the two doubles upstairs were a little thin and soft. We kept meeting the slats on the bed. Not a lot to be done at the time but might be worth considering for future bookings. We loved this cottage and would book again tomorrow .... if we could only get the time off ...

    Plus a heated swimming pool and games room with a pool table and ps2. Outside, there is a seating area, play area and gas bbq. Location was good - 5 mins drive into Teignmouth and 15 mins into Exeter. Owners were very friendly and helpful.

  • "The cottage was excellent - having both a swimming pool and a pool table was fantastic."

    All in the group enjoyed these facilities, but the setting was great as well. We really enjoyed the walks and views around the cottage as well as seeing the sheep. It is a perfect location for a family holiday with things for all members to enjoy. Also, the proximity to Teignmouth makes it easy to find so much more of interest. We would definitely book again!

A charming, characterful barn conversion on Higher Rixdale Farm outside the delightful village of Luton in Devon.

Large rooms and fantastic furnishings make this cottage ideal for families and friends to come and enjoy this incredible area.

The large sitting room with a wood burning stove, TV and enough comfortable seating for all the family has patio doors which lead to the decking area and flood the room with natural light.

The kitchen diner is very roomy and has all the equipment you could ask for with stylish oak features throughout.

Exposed wooden beams add a sense of charm to Carthorse Cottage.

To make the cottage even more impressive there is a indoor heated swimming pool and games room, with a pool table.

The ground floor is completed by a wet room and a cosy double bedroom to make Carthorse Cottage suitable for limited mobility guests.

The first floor holds four well-presented bedrooms, all with TV/DVDs.

Two double rooms with en-suite facilities, two twin rooms and family shower rooms to make it the perfect place for groups to come and stay.Carthorse Cottage is situated on the owner's 105 acre cattle and sheep farm which has a wide variety of habitats and wildlife including an area of Special Scientific Interest.

Guests are encouraged to explore the farm and experience the magnificent views of Dartmoor.

This cottage is set in a quiet, secluded area outside the village of Luton, that boasts fantastic scenery and the family friendly village pub the Elizabethan Inn which won Taste of the West gold award 2016 and has its own Gelato ice cream maker.

Nearby are the sandy beaches of Teignmouth and Shaldon, and Dawlish Warren with its sand dunes and Nature & Wildlife Reserve.

The Dartmoor National Park, Newton Abbot, Torbay and Exeter are all within 15 miles and offer different types of visits and attractions.

Carthorse Cottage is a fantastic barn conversion in a beautiful and accessible location.

About the location

TEIGNMOUTH

Dartmoor National Park 12 miles; Torbay 13 miles; Exeter 15 miles.

The historic, seaside town of Teignmouth is situated in South Devon on the mouth of the Teign estuary and boasts a working harbour, sandy beach, Victorian pier, sailing club, diving centre and sea activity centre. The seaward side of the town is known as ‘the Den’ and has elegant Georgian buildings, a large public area with lawns, play areas, tennis courts, a bowling green, and a miniature lighthouse. On the opposite side of Teignmouth are fishing boats and beach huts, plus views of the village of Shaldon and the hills of Dartmoor can be seen. Teignmouth also hosts folk and jazz festivals each year, whilst both the town and Shaldon hold annual carnivals and water regattas. If you decide to venture further afield, there is plenty to see and do close to Teignmouth including; the stunning Dartmoor National Park, the city of Exeter, plus the nearby harbour towns are well worth exploring.
