No need to take the car everything is on the doorstep. It's really nice and I will definitely return for another break very soon.
Some things to bear in mind --
Internet speeds are slow due to the location (8-10Mbps) and 4G is even slower and there is no 5G. There are plenty of places to sit outside the cottage but bring your own seating. The track to the cottage is rough and if your car is low you will need to take extra care. These are not criticisms, it's just the way it is.

Needs some serious TLC.
We weren’t offered use of a garden, just a field opposite.
Very dark inside, needed lights on downstairs all the time.
The PAT stickers on toaster and kettle were dated July 2023.
I had to clean the mould off the shower fittings.

Location is brilliant with lots to walk to as well as being central to drive around. Particularly enjoyed Castle Drogo, the Visitor centres in Postbridge and Princetown and Lydford Gorge.
Cottage was cosy and comfy, surprised at how warm it was. Lovely base to explore this beautiful area.

"Well laid out property."
Downstairs room is well laid out. Could do with better positioned lighting in the kitchen area.It is a bit in the shadow when cooking.
The wood fire is fantastic. I think we used all the available fire wood.
The bathroom light over the wash basin was not working. So the bathroom is dark.
Where the house is situated is great for those like us who do not like having close neighbours. Easy walk into Postbridge for supplies. Good axcess to Dartmoor.

"The property is in need of a lot of TLC."
It is very dated. The enclosed garden isn't attached to the property and is accessed via the lane which runs alongside the property so isn't really suitable for dog owners. We were there during some stormy weather and it was essential to use the log burner as the property was quite cold, especially during the night. The local pubThe East Dart Inn, which is within walking distance, was a delight. The landlady was very friendly and the food was amazing. I wouldn't return unfortunately as the annexe is in a good position for walks and access to the moors.

"The Annexe at Higher Lydgate Farm met all our expectations and requirements for a quiet place to stay to explore North, South, East and West Dartmoor."
There were even two Roe deer in the adjoining field one morning. The Annexe had Wi-fi, but limited mobile reception which caused a problem when we had a flat tyre, but Julian was most helpful in allowing us to use his landline. We would happily stay again if in the area.

"Very rude owner knocked the door asking why there was more than 2 people at the property ,even tho we had left a message saying there would be an additional 2 people."
Showed him I had called and left a message on my call log for him still to deny that I had called .
Insisted on coming in to the property to get extra bedding ( but felt he was there to check who was there ) as he was there around 10 minutes upstairs )
Garden is enclosed but you have to go round the side to access it , doesn’t actually state that on the booking tho , which again isn’t great when you have children and dogs ,but also the fact that many hikers are walking down the side of the house to the public footpath.
Not quite sure when it was last dusted as there were cobwebs everywhere.
The lovely bench in the pictures , is totally overgrown with brambles so don’t think you’ll be sat out with your choice of beverage on that!
We ended up leaving after 2 days as the garden was a big problem for us and the fact that we felt we couldn’t approach the owner after our first encounter with him .
Apart from all the negatives, it’s a fabulous location to see Dartmoor , lovely pub down the road and the bridge is a must see.

"We had to cancel twice due to covid lock down and then having covid the following Christmas."
This hoilday was a long time coming and worth every bit of the wait. My family had the best Christmas we have ever had. My 11 year old loved the cowes and tuned into a little farm boy. Can't recommend enough this was the perfect hoilday. Will will be back and even looked on right move about possibly moving the Devon. Thank you so much x

It's hard to find the lane even when you know! And the 'Penlee Farm' sign has gone. But it's right between the church and a white-painted B&B with sign, and opposite two big mirrors.

It is incredibly peaceful, nestling among the trees but with some good views, too. We liked walking down to the clapper bridge in the evening when few people were there, and dropping in at the village store in the morning to buy our hot pasties when heading out for walks farther afield. We enjoyed just being in the Annexe, too, there is a nice feeling of space in the open plan living room/kitchen, and it was all very comfortable. The owners are just next door and it was nice to have a chat now and then. We hope to come again soon.

"We were given no warning that there was no handwashing soap in bathroom."
Luckily I had some but I don't always.
Otherwise there was generous availability of heating - bathroom towel rail, a wood burner and convector heater as well as working storage heaters.
A new fry pan was provided when I pointed out how distorted their one was!
We'd happily return there!

The cottage is well-appointed, it has comfortable seating, good beds and a nice fireplace for cosy evenings. There's outdoor seating just out the back, no direct access but only a short distance along the footpath. The views from the small porch are lovely and it's only a short walk down into lovely Postbridge.

The property had everything needed to make our stay an excellent one. The location is ideal, even though Postbridge is very popular with walkers, we hardly saw anyone walk by the cottage on the permissive path/bridleway. So enjoyed our stay we have already booked it again.

Short walk downhill to (dog friendly) pub and village or another takes you down steep rocky path to river.
Owners very friendly and welcoming.
Postbridge would benefit from a cafe or coffee shop, there are plenty of visitors and walkers passing through. Post Office offers limited refreshments with just four wooden tables outside.
