"I will try and reference the things that were observed in chronological order."
Parking was fine for a large estate vehicle however the parking space was quite overgrown and expect leaves debris and bird droppings by the end of your stay.
The property reflected an honest portrait of photographs provided however the accommodation was a little bit tired. The bed was far too bouncy for our liking and we had to hunt around for a summer duvet as we found a 13.5 tog far too warm for us, we stopped in June.
The sofa was found to have damage and some of the handles on the cupboards came away in your hand when trying to open the doors. Also, the sash window in the main bedroom weight balances were damaged so you had to prop the window open if required.
The plug in the downstairs bathroom was found to be stuck and required a plunger which was found under stairs to remove it. On closer inspection, the plug was missing an element to make it work in the first place. My last of observation was that the carpet grips in the thresholds had flathead screws that stood proud and caught your feet if you weren’t wearing slippers. Final observation that I want to share was that the outside lights were quite poor at night compared to the adjoining property. Most of these things are probably a quick fix for the owner.
These are all minor little things and in essence the property is well placed well priced and over all we had a lovely stay.

"A great central location."
Apartment had all mod cons although furniture was a bit dated and worn.
Very clean and parking space included.
Upstairs shower room very small and in need of a refurb. The ceiling was very slanted and both my husband and I had to be very careful not to bang our heads on it.
However downstairs bathroom was fab with lovely bath and powerful shower. Lots of hot water on demand.
A nice couple of days away.

"The accommodation was very tired and grubby."
The cleaners had done a reasonable job, but the soft furnishings were old and grubby, the carpeting (particularly in hall/stairs/landing) was dirty and worn and the whole place needed painting etc. There was an overwhelming doggy smell and it is doubtful we would have stayed except we found some deodorising spray that helped a bit. We usually stay in dog friendly places but have never had this experience before. We have took some pictures if you would like to see them. The bed was extremely uncomfortable.This is a great shame as the apartment is in a great location, a good size and has the makings of an excellent let. PLEASE do something to improve this for other guests.

"Perfect apartment in grasmere to be in the centre of it all."
Clean, tidy and homely.
The only things I’d say is that the single beds are a little unstable and that the bath hot water isn’t very hot - especially compared to the kitchen water. I was going to have a soak after a walk but the water wasn’t hot enough for me to stay in it for any longer than I needed to.
Not criticising or complaining about anything but thought I’d let you know!

I’m up at the flat next week so I’ll take a look - the hot water for the bath is puzzling as it’s a combination (on demand) boiler - but I’ll investigate.
Sounds like the single beds might need replacing.

"The property is in a great position in Grasmere."
The car parking space was great but if you had a larger car (we had a Tesla) it might be a squeeze.
We never quite mastered the heating and there were no instructions, it seemed that there was nothing for the first few days, then we woke up the next morning to find it was on! There was no ‘info’ book to refer to that is usually available in a holiday house.
The seating in the lounge had only 3 seats, again it was OK for us as there was only 3 of us, but a 4th adult wouldn’t have had a seat. The armchair is also really uncomfortable after a period of time - the owners are possibly not aware.
The internal locks on some of the doors could be a worry if you’ve anyone with you who could lock themselves in (we’ve an autistic daughter). The remote control in the bedroom is a bit temperamental, it’s just old.
These are really minor points - possibly things not noticed by the owner. The accommodation was comfortable and we would stay here again.

"I would stay in a dustbin in Grasmere because it is so beautiful."
However, Number 2 was a really great apartment and almost perfect for us. We would definitely stay there again. It was cosy and well appointed and close to ALL the amenities and facilities that the village has. If there had been a log burner you would have had to evict us!!! I really hesitate to be critical because I absolutely did not want to come home but if you could invest in a new toaster that would be good.... apart from that THANKYOU to the owners for sharing it and I hope we left it as you'd wish to find it.

When we replastered the living room a few years back I opened up the hearth to look at the viability of putting in a log burner. Unfortunately the maximum size burner would have been about the size of a toaster.
Talking of toasters I am delighted to inform you that we now have a deluxe cream 4 slicer in situ (with matching kettle. Wooh!). Too late for you of course but there for the next time you visit. Thanks for letting us know.

"In need of some updating."
Shower upstairs ran hot and cold.
Hob in kitchen -only one ring worked.
New toaster needed.took ages and only two slots worked.
Towels and sheets were nice and clean.

We will address the issues raised. I was unaware that the toaster was in its death throes so I will get it replaced. The gas rings probably need to be disassembled & cleaned so I will see to that as well.
I hope you had an otherwise pleasant stay at Riverbank.

"On arrival about 5."
15pm central heating came on but went off at 8 pm. By 9.30 flat became very cool especially when you went out of the lounge into the hallway. Bedtime 11.30 upstair bedrooms and shower room were extremely cold. Heating still hadn’t come on in the morning not pleasant especially when you are in your early 80s. Parking space was only just big enough. We had to take all the luggage/ dogs out of the drivers side because of the tall trees on the passenger side full length of the parking space.. Fortunately enough our Citron Bellingo has sliding doors. Parking space being right on the edge of the pavement on a busy road. Access from the boot wasn’t an option as it meant we would be blocking pedestrians walking past and having to walk out on to the road.We decide to leave a day earlier because of no heating. The flat is definitely well over priced for a 2 day stay. Only the kitchen and bathroom were modern rest of the house is in need of a makeover especially the lounge / upstairs shower room. The glass shelf over the sink not practical when you are washing or cleaning teeth.So easy to hit your head and little space to put anything on it

"We had a nice stay at the property."
The only negative comment is that we tried a number of times before the holiday to contact the owner to make sure there was a travel cot at the property for our toddler. I also messaged via the app but never got a response. The travel cot was nowhere to be seen when we arrived. I called Sykes when we arrived and we only got a response late that evening saying that the travel for was under the bed in a case. We would never have known it was there. This caused a lot of stress as we were almost going to abandon the stay due to this. It would be useful to have clear instructions on where to find the travel cot for future guests to avoid this happening again.

"Apartment is adequate as a base."
The outside decking is rotting and could be an issue. One plank rotted/ hole
The toaster needs replacing. Bakes rather than toasts the bread.
You should be informed that the parking space is only suitable for a mid size car that does not have a roof box (parking next to and under a tree)

"The property was in prime location secluded and private the parking for car adjacent to property a bonus."
We felt that the property had a distinct doggy smell quite strong and we have a dog too. We couldn't help but think the property could do with a revamp as in carpet and sofa was well worn on the arms and a little grubby. Appreciate it gets alot of footfall maybe even shampoo carpet and sofa. Also would like to point out on the balcony in the corner the wood was rotting and had sunk a little. It did have netting over but we were aware of where we placed the chairs and table.
Positive points upstairs was fine the downstairs shower good. We didn't use the upstairs shower so can't comment. It was lovely and warm as the weather was a little chilly. Overall we did enjoy our stay in a beautiful location.

"A perfect base for our walking holiday and nice to be elevated and above the busy street."
One of the best holiday lets we’ve stayed in, in terms of comfort. One maintenance note is the raised decked seating area outside needs repairing as some of the wood is rotten.

"Had an absolutely fantastic weekend it was really clean and tidy it had everything we needed for the weekend a really great little place to stay and we will definitely be coming back again with great views from the back looking out on river and in the heart of Grasmere with lots of nice litter walk and things to do I would definitely recommend this place for anyone looking to stay in and around Grasmere."
