"The lodge is lovely and in a perfect position right at the water’s edge."
Very comfortable accommodation with everything you need for a relaxing stay. Great to be able to watch the birds on the lake from your living room. Only short of sun loungers on the decking for summer, though it wasn’t warm enough when we stayed. There was a problem with the decking, railings were broken down in a couple of places. Looks like maybe someone fell through. Luckily it didn’t affect us much as we had no dogs or children but needs repairs as is a hazard ! Couple of issues, kick boards in kitchen coming away and vacuum cleaner wasn’t working. Also with the very heavy rain , water pooled around bottom of steps and couldn’t get out without paddling through it! If everything was fixed I would give this property 5 stars.

Some panels and railings had completely come off, making it unsafe for dogs, children and even adults. I leaned on part of it which was loose. The decking also felt soft and spongy in places.
Previous reviews mentioned exterior maintenance issues, and it seems these have not been fully resolved, with only rope used to hold some panels in place.

"Otters reach was beautiful very comfortable had everything you wanted the views from lodge over lake was beautiful, could do with few repairs outside a few panels round lodge were missing so couldnt leave dog unattended, the site is clean and well kept , we visited morecambe and Blackpool had a great week and our dog loved looking at wildlife from our window , I will definitely be back fantastic place."

"Having stayed earlier in the year, we noticed a decline in the outside area."
The decking is in need of some major TLC before the warmer weather arrives to ensure guests can fully enjoy the outdoor space.
The boiler was not working on arrival as it was out of gas, and despite a swift replacement bottle, it still wouldn’t work. We were without heating and hot water until the following day. The maintenance chap was unable to rectify the issue and left to seek guidance. Thankfully, I managed to resolve it in his absence and we were soon toasty warm.
We cooked Christmas dinner in the lodge and found the selection of pans quite impractical — two huge pans, one milk pan, and three large frying pans. In my opinion, a couple of medium and small pans would make a world of difference.
Guests are asked to leave the lodge clean and tidy, but this is almost impossible with the current hoover, which was on its last legs when we stayed in May. There was also no large broom to sweep the carpet and no mop to clean the floors.
With these points addressed, you won’t find a better lodge. Superb location, gorgeous views, and ample space. Please rectify these issues and we will definitely book again… and again… and again.

"Absolutely loved this accommodation and most certainly will be back."
The only thing was the decking was a bit bouncy and a few lose bits but otherwise this place catered for everything. Every piece of cooking apparatus, even spices, cutting boards, toaster, kettle, tea, coffee and sugar too. Coffee machine needs nespresso pods but this place was so cosy and we absolutely loved it and the bar was quiet and lovely too onsite.

"Otters Reach was beautiful, beautiful views and the accommodation was top notch."
Only recommendation we’d make would be to pop a mattress topper on the king bed, by the end of the week our backs were aching a bit.
Also watch out for the panel under the dishwasher, it pops out when using the dishwasher, just needs pushing back in, might want to pop that in the folder.
Would definitely stay again, didn’t want to come home and missing the views already!!

"Accommodation was clean, comfortable and cosy."
Lovely location and everything you could need in the property.
However the decking and fencing round the edge was looking very tired and rotten in places. I did report to the office that one of the slats fell out when I closed the gate at the top of the steps.
A lovely holiday and a good location for getting to various places.

"Overall our stay was very good."
However the internet signal was effectively non existent which meant that the TV was limited to ITV, other channels just kept breaking up. In addition on a couple of the cooler evenings and mornings we tried to switch on the central heating. There is usually a thermostat to control most systems but ours was not obvious at first. We asked at reception who passed on our concern to the owners and cleaning company as the lodge is privately owned. Eventually we got a couple of numbers to call, one was the cleaning company and the other was a gas engineer. Both were as helpful as possible and I chatted to the engineer while looking at the boiler to help him diagnose the problem before he was called out. It turned out that the square block of perspex on the outside wall of the boiler room was indeed the thermostat. But there were no buttons on it or dials and no response from touching it. It pulled off the wall and there were 3 batteries in it so I decided to buy some fresh ones to see if such a simple cure would work. It did!!! and a display appeared on the block and we were able to use the C/H on colder mornings. Perhaps this should have been checked when the cleaning company was preparing the lodge between clients. Also 2 of the spotlights in the kitchen required new bulbs as one did not work at all and the other (LED) was flashing so I think it was on its way out. I informed reception of this just so that I would not be blamed!
When the C/H was down we tried to use the electric fire but it was not obvious how to work it. There was another remote which we thought would work it but again there was no response. Again I suspected the battery and bought a new one with no result. After a close inspection of the fire we eventually found the control panel underneath the top part of the framing so quite what this remote was for we don't know. There was plenty of literature provided as you expect in these holidays but perhaps a more clear list of how to operate the various devices on page 1 might have been more useful. The coffee machine was a puzzle to me as well. It only has one button and so should have been simple but I lost the will to live after pratting about with it for a while and had a cup of tea!. The worksurface around the sink has "blown" quite badly and the sides of the cupboards above the hob have their plastic veneer coming adrift probably due to heat from the hob over a few years.

"A lovely, big lodge, with stunning views over the lake."
Everything you need is provided. Very clean and well presented and maintained. Close to Carnforth f you need any shopping ( 5 mins drive!)
2 minor gripes, one of which is their are a few decking planks that need replacing. The second grip , nothing to do with the lodge per se, is the lack of rubbish/dog bins on the site - -there is only one rubbish bin point near reception and the only pet 'poo' bin we could find was close to the lodge.

Views are really lovely
We stay on this site twice a year as we love it.
A few things that would help make it an excellent stay...
A parasol - struggle to sit on decking mid PM as sun is directly in front of lodge
Bin bags for kitchen bin (which was a small grey tub in cupboard) or at least one on arrival
Hoover is really very poor and taped together at end (sorry it really is especially if you have two dogs and like to hoover daily)
No sweeping pan & brush or mop
Washing up drainer (don't need to put dishwasher on for two people)
Dishwasher needs securing in - when you open the door it pulls forward (we only used it once)

"Fantastic lodge in a great position on the lake."

"Lovely property with superb views over the lake."
The property is well situated for visiting the beautiful Lake District. The lodge was very comfortable and well equipped with everything you could need for a weeks stay. The balcony area was very tired and in desperate need of some attention but this didn’t affect us too much as the weather wasn’t great so we didn’t have the opportunity to sit outside. Overall we had a lovely week and wouldn’t hesitate to recommend Otters Reach.

"When we arrived at the property had lots of cobwebs hanging down from the decking rails and the the decking area was full of leaves and cobwebs all around the decking edges and round the door and hanging from the outside furniture."
It had not been swept for weeks by the look of it which is a shame if the owner is paying for this to be done. We reported the milk shelf in the fridge door which was being held on with white tape. The side covers of the lounge radiator was hanging off which on the day we were leaving I caught my hip on and came away with a cut and now got a purple bruise. On leaving I went to reception and showed this to them. When hoovering up before leaving we lifted the cushions up on the settee to find crumbs, dog hairs and fluff this hadn't been swept for a while. The glass panels around the decking area looking over the lake was full of bird poo and looked like that had never been cleaned for a while. The cover outside for the electric meter was in the flower bed near the meter. We took pictures of everything just so we had proof it was already like that when we got there. There was a piece of vinyl missing and a big scratch on top of the sink top cabinet. Although there was a few things not right we still had a lovely relaxing 4 nights. The view from the front decking looking across the lake was lovely. We would definitely go back to stay and would go in a lodge again which over looks the lake. The pub on site had doggy ice creams so our dogs were very happy and a lovely outside seating area near the side of the lake to sit in and have a drink which was lovely in the hot weather.
Thank you so much for taking the time to feed back. We are grateful for the comprehensive information you have given us so we can ensure these areas can be addressed. Cobwebs from our friendly spiders appear in the blink of an eye but we will endeavour to keep on top of them!

"The lodge was lovely, plenty of space, very clean, everything you could need in the kitchen."
The view from the decking is lovely, my husband enjoyed taking photographs of the wildlife, the water was so clean, and the weather was glorious.
The decking area could do with some TLC especially for the plants.

"Very impressed on arrival, all very lovely and welcoming and a credit to you both."
Everything we could need was there, and for our little dog too. Lady next door popped me in her car to show us where the lodge was situated and we had two evening meals at the onsite restaurant. Everything was in easy reach of exploring, we went to Ingleton Falls and Windermere and had two great days out. Sitting on the balcony early morning and in the evening was a little slice of heaven. Thank you for having us!

"The lodge is in a beautiful location."
The lodge itself is amazing. I went with my family and we had an amazing time. The lodge is spacious, clean and a great environment. The site has nice walks and a lake in which you can use and good facilities like a restaurant, pool and gym. We traveled to lake Windermere which was a 30 minute drive. Carnforth is a great place. Whilst at otters reach, you have access to WiFi, a big kitchen and spacious bedrooms. The bathroom facilities are immaculate. I will 100% be re booking a trip back. It was an amazing weekend away.
