"The cottage was comfortable, spotlessly clean, and had everything we needed for our stay."
The bed was incredibly comfortable, and we slept so well. We would happily stay here again!

"What a find!"
Discovering a dog-friendly cottage with private outside space and parking in this amazing location was a real treat. It's so tranquil and secluded you forget you're in the hustle and bustle of the Lakes, yet you've got all the walks, pubs, restaurants and shops of Grasmere on your doorstep. (The Jumble Room is 1 minute away - get it booked if you're coming here at the weekend.) Loved the cottage's upside down style - the living space was light and bright, while the bedrooms stayed cool and beautifully silent. The kitchen is well stocked - even the knives work! - and I'm always happy to find a dishwasher. There's even a bath in the new bathroom - another bonus in a holiday let. The secure garden was perfect for our terrier (it's a joy when no late night or early morning walks in my PJs are required) and it was a smashing sunny spot for a beer after a day on the fells. Some comments on here re the parking. Yep, it's tight but we squeezed an Evoque in with a careful team effort. If your nerves, or reversing skills, aren't up to it, then the car park on Red Bank (three minute walk) is £21 for three days or £41 for seven which is, frankly, a bit of a bargain. Bakers Yard is a relaxed, non-fancy, home from home; somewhere to escape to when you need some peace in a beautiful spot. We will be back.

"Nice cottage well placed in the centre of Grasmere."
This is a ‘reverse’ cottage and whilst the upstairs living area was bright and comfortable with some nice views, the downstairs bedrooms were a little gloomy and at times( when it rained), it felt a little damp. That said, we really enjoyed our stay here and liked the fact that we had some fantastic walks without having to use the car. The parking space is as described I.e very small. We have a Golf and tried once to put it all the way down into the parking space but very nearly couldn’t get it out again! However, if you park it so that it is just off the double yellow lines, then it is fine- as long as it isn’t a large car, although, there are P&D car parks nearby.

"Really liked the cottage."
Location is excellent. Parking was accurate. We did get out car down the drive. We have a Seat Leon (so mid/small car) so with a bit of patience and pulling the mirrors in it was no problems.
Kitchen was well stocked with cooking implements which was great as we mainly ate in. It does have a big dishwasher that feels unnecessary. (Think it would be better swapped out for a washing machine).
Beds are really comfy, nice bathroom and cottage is very clean.
But there are a few things could be fixed and improved.
To be fixed - radiator in the big bedroom needs bleeding. Only partially heats keeping the room cold while the rest of the cottage is warm.
The handle/head of the shower leaks so there is barely any pressure. I couldn't wash my hair for a week as a result.
The roses bush by the front door needs to be tied back as it falls across the gate.
Improvements - decent amount of toilet paper. Currently two rolls of very cheap and minimal toilet paper. Disappears in two days (we're only two people). We had to buy more and 2 further rolls (of different brand) of lasted another 4. Maybe at least leave 3 rolls if you are going to use cheap.
-washing up liquid is ridiculously watered down. I get leaving the small bottle but to be so watered down is a bit of poor form.
- a spare rubbish bag would've been helpful
- surface spray. 2 bottles in cupboard but nothing in them
- maybe a page of basic instructions would be good too. Took us a little while to find heating and work it out.

"We stayed at Bakers Yard Cottage for the week between Christmas and New Year."
We visit Grasmere frequently so knew where the cottage was located.
There were a few pros but unfortunately more cons as listed below, not only to help the owners make improvements but also to guide future guests what to pack.
The parking wasn’t as issue for us. We do have a big car so we realised from the listing there was no chance we’d be able to park in the space - we parked at the car park on Red Bank Road, £40 for the week.
Pros
Location
Comfortable beds
Clean sheets
Clean bath towels and plenty of them
Cons
No mattress protector on one of the beds
Only 4 dishwasher tablets (for a weeks stay)
Only two tea towels
Two black bin bags
Cleanliness;
Cupboards were dirty on the inside and the cupboard doors sticky
Top of the extractor fan dirty with cobwebs
Dirty fridge seal and door
Dirty dials on dishwasher
Dirty crevices on the shower
Shower screen is mouldy and leaks
We struggled to use the Henry Hoover as all that I could find was a brush to attach to the hose.
Carpet is too thick for the doors downstairs, they are very difficult to close and as a result the bottom hinge on the hall door is coming off (photo provided if required)
Big damp patch on kitchen sealing (photo provided if required)
Thank you for your feedback, all of the matters highlighted have now been addressed. We're always improving guest stay, a brand-new refrigerator and dishwasher have been installed.

"We enjoyed our stay in Bakers Cottage Yard but were disappointed about the parking."
The property had a parking space but we were unable to get our Ford Focus safely in and out every day. So we had to pay for car parks or walk quite a distance to free spaces. Needs a parking permit. Fine for a very small car.
Sorry to hear you had trouble parking, it does state clearly that the space is only for a small car. I hope you enjoyed the rest of your stay.
A new bathroom is being fitted as we speak and will be ready for the next guests.

"We have stayed before at Bakers Yard and therefore knew about the lack of parking."
However there used to be a parking permit for the car park, which was helpful. Great quiet location in centre of Grasmere. The bathroom needs some attention and we could not stop the shower leaking onto the floor whatever we tried. The doors need easing as very tight on the new carpet, and shame to spoil the new carpet. Cottage was clean on arrival.
Thank you for your feedback. We are pleased that you found the property to be clean.
We take all comments on board. We have asked our Property Services Team to look at the shower, and the doors.

I love the house and the area. Only thing I would say is a negative is the bathroom needs updating and shower needs fixing or replacing.
But I love the place and will prob be back again!
A full bathroom refurbishment is taking place as we speak and will be ready for the next clients.

"Extremely disappointed with the accomodation at Bakers Yard."
We knew it was dated from previous reviews but the foisty, damp smell and dirtiness throughout was terrible. The bedrooms were adequate and the bed comfy however the bedding did not smell freshly laundered and the pillows were flat and uncomfortable . The bedding was so old it was thinning and felt cheap. The lampshade was covered in cobwebs at the side of our bed in the back room. Leading onto the bathroom…it was disgustingly dirty and mouldy. The shower screen had black mould alongside the seal and the bath seal was also black as was the grout. The tiles were cracked and broken and sharp edges were exposed alongside the bath. The wall light in the bathroom didn’t work and the top of it was covered in thick dust. We had the quickest of showers each morning and had to wear our flip flops for fear of cutting our feet on the tiles/flooring. Upstairs in the living area, the cushions were stained and filthy. There were dead flies in the flyswat left on a windowsill and the cupboard fronts felt sticky with grease. Again, numerous light fittings did not work and the skirting boards were thick of dust. One morning we were awoken early by the sound of builders setting up scaffolding on next doors cottage - we were unable to get our car onto the driveway due to their Lorries blocking the access and as such ended up paying for our car to be in the public carpark overnight for two nights. Any chance of us being able to sit in the yard with our books and coffee were quickly scuppered due to the noise. No welcome hamper upon arrival; we had travelled some distance to get there and then, due to check in being at 4pm (for cleaning?? I think not!) we had been out walking. Every other holiday cottage we have ever stayed in have had welcome hampers with enough to get you through til next morning…tea, coffee, wine and dog treats! There was nothing. I have tried several times throughout our stay to alert you to our complaint and have found your response lacking and uncaring. It is our first experience of using Sykes and I’m sorry to say, we would be most reluctant to book with you again. If this is the calibre of accommodation on offer with Sykes, we will not be back. I have taken numerous photographs if you would like them although you’ll be able to see them on our Trip Advisor review. I look forward to your response.

"The parking spot is only accessible for a Fiat 500 or equivalent so we had to find alternative parking for our medium size Ford for the week at extra expense."
Frankly, the standard of the let was appalling. Unlike every other holiday let we have been to there was no welcome folder, to explain what’s what with appliances, tv, cooker, shower etc. just random scraps on a pin board. The bathroom was really shabby with broken tiles and leaking shower screen (see review Oct 23). The kitchen area is clearly a throw back to the 60’s, the milk shelf fell out when we opened the fridge door and the utensils were an assorted muddle. This let is clearly a prime example of property is which the owner has shown no interest at all for many years and is best avoided if you want value for money. Remember, Sykes can only put right what the owner is prepared to pay for.
Thank you for your feedback, it is a little unfair to those who are looking forward to staying at Bakers Yard to describe it as appalling. The accommodation changed ownership in 2023 and since then has had more than £10,000 spent redecorating the whole property with new carpets laid throughout, new bedroom furniture, the heating system replaced and essential remedial work. This was carried out as part of a rolling refurbishment programme which continues throughout 2024.
Bakers Yard enjoys a loyal set of visitors who return year-after-year and while the whole property will soon be upgraded I feel sure they would not recognise your description of their much loved holiday home.

"We really enjoyed our stay, however had to find alternative parking as our medium sized car could not fit down the drive."
Partly because tbe bollards opposite do not allow you to get the right angle to turn in. Partly cause it is just too narrow to use. We tried on two occasions and took all of us getting out first, incase we didnt have the room to open the doors ( we have two kids to get out the back, one in an infant seat). Then myself directing my partner back in with only a couple of centimeters to work with. We wish it had been made MUCH clearer the exact width of the driveway so that we could have taken this into consideration when booking.
Bathroom needs a bit of an update and the leaky shower door fixing. Our stay was great otherwise. Lovely location!
Thank you for your feedback. We always advise customers to check individual requirements prior to booking in order to mitigate any potential issues. We will inform our maintenance team about the leaking door. We are glad that you did enjoy your holiday and all the area has to offer.

"This is a lovely little cottage in the heart of Grasmere, which is a really pretty village, ideally suited to walkers and those wanting to explore the surrounding lakes."
I couldn't fault the accommodation although the parking space is a little tight if you have a big car. There are plenty of quirky little shops and cafes and a co-op for groceries less than a 5 minutes walk away. Super place!
