"The property is lovely, but the management of the property is where it's let down."
There is a list of maintenance issues that need to be addressed including, drainage by the back door flooding into the property, loads of marks on the wall, the table in the kitchen had two broken supports that need reattaching, climbing frame, while amazing, the ladder is broken and comes away from the frame, one of the downstairs double mattresses is terrible to sleep on, the Hive heating system wasn't working so we had to manually turn heating on and off, the bridge over the stream had wire netting on it that needs replacing as it's got lots of pokey metal bits on it and a general tidy up of the garden is needed with toys and litter from previous tenants, the hot water is also set to 80c so is scolding hot and what seems to be a reoccurring issue of full bins. There was one bin collection during our stay but the bins were already overflowing when we arrived.
There is also no booklet to help with how things work in the house, like the heating system, bin days etc.
The communication with the property contact was really bad. Taking a long time to address issues or no replies and we had two people turn up unexpectedly doing maintenance (unsuccessfully on the drain), a courtesy text would have been appreciated.
I wouldn't recommend this property to anyone with accessible needs as there a loads of steps up and down in the house and you need to go down stairs to access the garden.
Positives are that it's a lovely house in a great location, the hot tub is brilliant, the garden in general is lovely, there is additional off street parking at the top of the garden which isn't shown, the lounge is comfortable and if we used the wood burning stove, would make it very cosy. It just needs a bit of money spent on the maintenance and improvement to the management and it would be so much better.

You were the first guest to bring the external drainage issue to our attention. Once reported, we arranged for maintenance to attend. With the recent change in weather, heavier rainfall and falling leaves, the issue had only just become apparent and has now been addressed.
North Cottage has had back-to-back bookings throughout peak season. While maintenance is carried out between stays, larger cosmetic jobs such as repainting are scheduled during quieter periods when the property is vacant. Inevitably, busy holiday homes experience some wear and tear over the summer, which is addressed as part of our ongoing maintenance.
We apologise for the inconvenience with the Hive. Occasionally the Wi-Fi connection drops, temporarily disconnecting it and requiring the heating to be controlled manually at the boiler.
The other maintenance points mentioned in your review were not reported to us during your stay. They have now been logged, with the climbing frame and hot-water temperature being prioritised for inspection.
Regarding communication, your messages were received later in the evening and responded to the following morning. However, we agree that a courtesy message should have been sent before maintenance attended and apologise for this.
We’re also aware of the issues with bin collections and are currently changing waste providers to improve the service.

"North cottage was breath taking."
..our party had 5 adults 2 smallish dogs and a teenager and there was enough room inside and out to be together and have our own space too....the secure grassed area at the top of the garden was idea for 2 adventures dogs..

I can never sleep away from home but the beds are so comfy I slept soundly! Even the grumpy teenagers were impressed and have asked to come back again.

States ground floor bedroom however property is on 3 levels. Not suitable for people with mobility issues. Garden also not accessible for people with mobility issues
The property is lovely and well cared for.
There are no instructions regarding bins and both were full.

Ideal position for ferry and marina and able to walk into Bowness. Car parking spaces not clear for second car. Ideal spot for dog owners. Excellent property overall.

Would have liked a file with recommendations of places to see and visit, maybe nice restaurants. Recycling bin was jam packed when we got there and no details of when collection day was.

"A great cottage with all the comforts of home."
.. plus a hot tub!
We thoroughly enjoyed our family stay and the beautiful garden setting was perfect. A wonderful location and close to Bowness.
The beds were so comfortable and the kitchen space was amazing.
Just a watch out if you have dogs, they can escape through the little brook. We were able to discourage with some strategically placed garden chairs.

"Lovely house in a great location."
Easily big enough for two families of 4 plus dogs and the garden is incredible with a fantastic play area for the kids which provided hours of entertainment and the lovely hot tub. Great communication from the owners too. A couple of points to note for people booking:
- The garden isn't totally dog proof as it has a stream running through it so they can escape but the top garden is totally secure for letting them run around.
-The showers are not for taller people (due to the limit of the height of the rooms being an old cottage) but it is possible to have a sit down shower in the bath.
- The kitchen is fantastic, very easy to cook proper meals which can be enjoyed round the really big dining table. We ordered a big online delivery and ate in most evenings which saved us a lot of money!

"What a lovely property this is."
We really enjoyed our stay with family. The cottage was clean and well maintained. It had every thing we needed.
Just a few minor things stopped us giving it full marks all round…
A welcome book would have been nice with instructions for the heating, cooker, TV etc but we got by with a little help from google.
All of the showers are over baths, this was a real struggle for my elderly parents, a shower on its own would have been perfect.
The bins were full when we got there and we had no idea what day they were to be emptied, they weren’t emptied at all while we were there. If we knew what day the bin collection was we would have taken our rubbish and disposed of it elsewhere.
None of these things stopped us enjoying our stay and we have already recommended the cottage to our family and friends.

"The cottage had the total wow factor in each room!"
We loved every part and aspect of the property.
It was big enough for 8 guests and we had our two dogs with us who loved it too! Garden was massive and plenty parking. Hot tub ready on our arrival. Easy to get into the centre by foot.
We did have to buy tinfoil and toilet roll as we ran out, I didn’t feel like there was enough there for our weekend. We weren’t given a welcome pack/gift which seemed a bit impersonal especially when seeing in the guestbook that other guests loved the welcome gift! But we would definitely recommend and would book to come back again! Thank you.

"A beautiful cottage in a great location."
Everything was of high quality, very clean, and the garden was impressive.
The cottage did miss a warm welcome. When we arrived at 7pm on our first day, the house was freezing cold, and no heating had been switched on. There was no welcome book or essentials such as milk or even a bottle of wine, which many other cottages tend to do and can make the arrival special.
The cottage also advertises a wood burner, but there was no fuel provided, even for one night, which most other cottages tend to do.
Overall the cottage is beautiful and we had an excellent stay, but it missed the warm welcome I would expect from a cottage of this standard and price.
Your feedback and suggestions have been taken onboard and we appreciate you taking the time to give us the feedback. Unfortunately on occasions the heating won’t be on when guests arrive and this is because if there is a gap between bookings it isn’t environmentally nor cost effective to leave heating on in an empty house however, we will aim to put something in place so the house isn’t cold on guests arrival.
We don’t provide a welcome book as these regularly get lost or damaged but we do provide a laminated sheet with all the important information on there, leaflets for local attractions & restaurants and manuals for appliances in the kitchen draws so our guests have all the relevant information they should need throughout their stay.
We will also endeavour to improve our welcome basket as we want our guests to have great first impressions of the cottage.

"We had a wonderful time at North Cottage."
We often struggle to find houses big enough for our party of 8 but this was perfect. Slight issue with heating but this was rectified quickly by the owner. We've already booked to come back

"We had a lovely time."
Perfect walking distance into Windermere for walks and eating out. House was clean, lots of space for all of us. Kitchen was fab! Layout was different than what we were used to with some bedrooms downstairs but it all worked out well! Design was lovely and bedrooms comfortable. Kids loved the garden and it was ideal as it wasn’t muddy for them or dogs. Only thing which was annoying was that the hot tub didn’t get to temperature until the Saturday night. The guy was still there filling/cleaning it when we arrived. I understand it has to be emptied in between bookings but this should have been taken into account with the really cold weather meaning it took longer to warm up. Also the guy mentioned he had to re fill it with cold water so I think a hot water outside feed would sort this out.
