"Appalling, why did you have to ruin our family holiday Julie (owner) and Sykes as well?"
We arrived to find an unclean property and I phoned Julie to come and have a look. She arrived and blamed the cleaning company (based in Anglesey). She asked me to call them, so I did in front of her. Very embarrassing as a guest to be put in that position. My husband and I ended up cleaning, we brought the products from local shop, as we didn't trust someone to "come the next day", it should have been done properly before we arrived! They are must be at loggerheads with each other as each blamed the other. Or maybe they both knew how bad this was? The worst part was getting into bed at 9pm to discover a very broken bed, that was also filthy underneath, used tissues and thick dust. Julie would not acknowledge our messages or calls. Why? Because she knew this was true and still allowed the property to be let. We also messaged sykes with a list of the problems, all whilst sitting on a broken settee may I add. I tried to sleep on the bed but after 2 hours woke up with a sore back and shoulder. Proceeded to sit in living room from 3 in the morning. Asked Julie to come over and she ignored us again. This is as per sykes conditions to try and resolve the issues. We decided to leave as had a 4 hour journey ahead of us, a family of 4 (2 adults 2 children) and take it up with Sykes. I wanted to give someone all the food that would go to waste and chose to knock on a door across the road. Can you imagine how gobsmacked I was to discover she lived there? Unbelievable as she still denied everything!!!! You ruined our holiday and refused a refund, why??? Why did we deserve this? Were you so desperate to keep our money? I hope the next guest after us had the privilege of a new bed at least as we left 4 days early. It is unbelievable that Sykes took your side after all the evidence we showed them. The fact that condition 8.1.4 the property wasn't clean or fit for purpose. How did previous guests not notice a broken bed? Oh and also that something was trapped behind the fireplace scratching and squeaking, Julie you ignored that too. Would never recommend Haffannedd or Sykes to anyone. Appalling behaviour from both sides. This review is supposed to be taken seriously to resolve problems, too late when you have to review after the event.

"Haffannedd is a lovely property in a quiet location and a few minutes walk to the sea front …and less than 15 minutes to walk to Rhos itself where we enjoyed our daily ice cream after crab fishing which was great fun."
It’s also about a 15 minute drive to Llandudno ( there are regular buses too) . Parking in front of the property was not a problem. The property itself is very well equipped, and the kitchen in particular has everything you will need for a home -from-home stay; the games room is an excellent addition for children ( and adults). I would say take your own towels though, those provided are quite old and rough to use but this was not a problem for us. Plus the windows in the large bedroom don’t close properly but I’m assuming this is perhaps related to the hot weather. Again, this didn’t impact on our stay. I would definitely recommend this properly for a family stay.

"Where to start."
Arrived to find a filthy rotten table and chairs where we should park the car. My 80 Yr old husband moved them onto the overgrown garden. Dirty stained sofas in lounge. Awful smell from kitchen sink. Stripped twin beds to find no mattress protector on one and dirty stained mattress and pillow, other bed had protector but also stained and filthy pillow. Trip hazard along side path where rusty dumbell weights were just left for someone to fall on. Weeds everywhere. No health and safety signs displayed. Dangerous step as you enter through side door, should be a warning there. Shall I go on??
I'm sorry you felt that the house was not up to standard. The garden furniture is a wooden table and four chairs which admittedly is weather beaten but not rotten and there are cushions for it provided in the house. Why you felt the need to move it I have no idea - no-one has ever parked inside the garden before and the furniture is situated there because that is where the sun is in the afternoons. Presumably you must have had to move all the recycling bins as well. I would have thought that was an indication that it was a patio not a parking space. I understand that this would not have been the greatest start to your holiday which perhaps coloured your view of the rest of your stay. The visitors who stayed the following week wrote in the visitors book that they loved sitting out in the garden with their children and were very complementary about the house.

"The house was spacious and comfortable and was in a good location however I was a little perturbed to find a list of cleaning requirements for before I left the house and also a request for the bed linen to be stripped and bagged."
I am 80years old and over enumerable years and self catering holidays I have never before had this. Therefore I will not be returning to this property.
I obviously would not have expected you to strip the beds at your age and a simple note left in the house would have been a help instead of negative feedback and a similar entry in the visitors book. The list referred to is a request to empty the fridge and cupboards of leftover food and a general tidy up around the house, making sure no possessions have been overlooked. The vast majority of our guests strip the beds which is a massive help to our cleaners who sometimes have three or four properties to clean in a five hour changeover period (and incidentally do a brilliant job!) I hope this reassures any future octogenarians that its fine to leave the beds unstripped!!

"Great location for the parts of North Wales we enjoy visiting and discovering new ones."
The house itself is comfortable and it’s got everything you need for your stay. Although there was only 2 of us it ideal for a larger party. Plenty of room.
When we arrived it was pouring of rain and we entered a lovely warm house.

"Hello I booked this holiday for the son his partner and little one."
They had a fantastic stay at Haffanedd. The property is in a quiet area near the sea front. On arrival it was clean and had everything you need to enjoy a family holiday. The kids play room went down a treat, we had two older grandkids stay here for a couple of nights before they had to return to school and they loved it. I would say we read some of the reviews for this lovely house that said it was small for their stay. Don't really understand that comment as the house is a big space. Would reccommend . Thank you

"Lovely house for a family of 5 in a great location."
Could easily walk to the beach & enjoyed cycling along the promenade. House was a home from home facilities wise & we enjoyed the welcome pack too. Kids especially enjoyed "playing" the piano & having tvs in their bedrooms

"Wonderful holiday home in Conwy!"
The house and surroundings were beautiful, quiet, comfortable and very relaxing. Everything was as described. Very easy and friendly communication with the owners. Ideal starting point for excursions in Northern Wales. Would definitely recommend!

"The property was furnished and maintained to a high standard."
It was clean, well equipped and had the welcoming feel of a home from home and the welcome pack was much appreciated. There were just the two of us but it is ideal for a family with 2 or 3 children, especially with the games room. Set in a quiet location, it was only 5 minutes walk to the seafront, but about 20 minutes if you want to access the beautiful extensive sandy beach of Rhos to Colwyn Bay.
Buses to Llandudno also run frequently, the stop being at ‘Church Road Bottom’, 5-10 mins walk along Penrhyn Ave towards Rhos centre.
Our only disappointment was the garden, which looked like it had not be tended at all since last season, and also the garden furniture was past its best, which was a shame as the weather was perfect while we were there.
But all in all we had a good stay and would recommend the property to others.

"Lots of room well equipped but had a serious problem with rising damp garden needed a lot of work"
Thank you for your feedback, I'm glad that overall you enjoyed your stay. We are aware of the damp issue - the problem is that because the house is so popular ( we have been booked solid since the end of April) we haven't had any free days to get the problem fixed. However, we have some space in November and have already contacted our builder to have a look at the problem. If you were to book in the future the issue will have been resolved.

"A lovely place to stay."
It accommodated us and our three grandchildren wonderfully; they loved the playroom. The house is away from the hustle and bustle, and the shops and beach are a short walk away. We had everything we needed for a relaxing week. The welcome tray was appreciated, although we don’t drink so the wine went unopened. Our oldest granddaughter, 8, discovered Welsh cakes, though, so we had to buy more….
Overall, we found it a nice, well-maintained home and it was a restful and roomy place to stay.

The Property Decor, Furnishing and Layouts was Clean and tidy.
All in All a Lovely Family home .
Nicely located in A Quite area Not far from the Sea front at Rhos on Sea .
Public transport on Penryn Avenue to the town and all along the North Wales Coast .
Local Shops and all Amenities also.
plenty of Local walks nearby
And Sandy beaches along the Coast from Rhos to Colwyn Bay

The house is very welcoming , freshly painted and tastefully decorated. Having the games room as an extra room is very handy. Good location , easy to park. Hope to stay again

Extremely comfortable well equipped and spacious our party 2 adults 3 teens. Location is great for local walking and travelling further around north wales cannot think of anything negative and also a lovely welcome pack much appreciated
