"A very nice property in the centre of Whitby, not on the main street but down a yard between Scope and The Works."
1 Trinity yard. Anyone going would only find it with these instructions unless the listing is updated. We enjoyed every minute of our stay, it was clean, spacious and comfortable, and had everything needed. What wasn’t needed was the unexpected stairs we met with, again not mentioned in listing. We loved it non the less, and being from Whitby it will be a place we would use again.

"We loved it!"
Location-wise, one of the best in Whitby. Especially for food and supplies and nearness to everything you may need or want to visit in the best seaside town in England. 2 great bakeries, small supermarket, super fruit and veg shop, 2 chemist's, an amazing butcher's, pubs, a cafe bar and Hetty's cafe and many more all on the short Baxtergate street within 1 minute's walk. The harbour and Co-op and car parks are 5 mins away. The flat was spotlessly clean and well-equipped. Modern too. Very happy to be with Sykes (3rd stay in Whitby in different Sykes' properties) - we spent 3 hours helping people having terrible trouble finding their (unmarked!) flat with a very much less reputable very local agency. I would always go for Sykes or Shoreline from now on. A bathroom and floor for each bedroom (each is 1st and 2nd floor, ie up stairs) is also nice. The only reason for less than 5 stars was that I think the single beds and mattresses in the 1st floor room are a bit creaky and very low so I would flag this for disabled people. As an earlier review said proper blackout curtains in the 1st floor room would help sleep. The showers were great but the 2 curved doors are also an accessibility problem for disabled or large people or pregnant women. The entrance is narrow (14 inches or so) and the doors weirdly hang top and bottom on rollers on tracks. The only other issue is not under the control of the owners - the very short alleyway entrance paving to the door from the main street was covered in cigarette butts and roaches and seagull feathers and guano. I would suggest that the owners might nonetheless either force the owner to clean it or pay for a cleaner to clean the path. That issue is seriously the only one that would put me off staying there again, and although this is not the fault of the owners or Sykes, I really would say that if it were my property, I'd pay someone to clean the yard nonetheless.
After having issues with directions from owners of other companies in the past, I find it very odd that both Sykes and this owner have not reacted to earlier comments re the location. To reiterate: the 24 Baxtergate name will help, but the entrance is NOT on Baxtergate, but as the photos show is on the left down an alley called Tyreman's yard. The property door is marked 1 Tyreman's Yard. I saw that from the photos, but the 2 addresses and lack of directions and clarity obviously threw previous reviewers. This is a great place to stay. The best we have stayed in location-wise. Super clean and nothing to fault inside, but beware if you are disabled, on the large side or pregnant re the first floor beds and the showers. Or might mind the alleyway, (especially if you have kids) which to be fair is not the fault of the owners or Sykes. I think if the above issues are solved, I'd stay here every time we come (we're in Whitby every year).

"The address for the property is inaccurate, if I hadn't read another review, we would not have found this property."
The front door lock is basically broken so locking the door when you leave either takes a few seconds or 10 frustrating minutes. The over layout of the apartment is good, the insides somewhat made up for the frustrating directions and front door situation. Be aware the main bedroom upstairs is noisy, between seagulls, deliveries and pub kicking out time it got rowdy at the weekend, not that you could open the windows in the front as they are in need or repair. There are no instructions for what to do with rubbish, sheets, towels etc.

"The holiday property was very clean."
Little added touches like milk in the fridge, tea, coffee and sugar was very welcome after travelling. The beds were really comfy. Excellent bathrooms with showers that were correct temperature. The property had a very warm, homely feel, which made our stay in beautiful Whitby, more enjoyable. We would recommend highly.

"We had difficulty finding the apartment which was down a small lane off Baxtergate."
However the apartment was comfortable and spacious and the kitchen well equipped.
We also had to request help getting the wifi code which could have be left easily in the apartment.
Otherwise very centrally located, walking distance to all that Whitby has to offer.

"The address was not as conveyed."
We found 23 and 26 Baxtergate but not 24.we have stayed at a cottage on Baxtergate before so we are familiar with the area.after spending an hour and a half looking for it we decided to try lockbox on #1 Tyremans yard and it opened. Also the gutters are full and when it rains makes laneway filthy and slippy

"Joining instructions are a joke - Left on Baxtergate is totally inadequate."
Property is on TyermansYard, which is approx. 150 metres down Baxtergate and is named 1 Tyermans Yard. Also the apartment is the last one in the property named with a sign saying Brinkleys Nook.
If we had arrived at night we would not have found the property !!
Also the Wi-Fi only worked for 15 minutes - Switched off and on but remained solid orange and unavailable.

"1. Please list exact address and name of property for ease of finding (alleyway is not Baxtergate)
2."
Curtains on second bedroom insufficient especially as lights in alleyway on all night.
3. Please provide a small amount of information regarding waste disposal and how property should be left (on site no info at all)
4. During visit fire alarm activated by vape unit downstairs. Staff had no training on how to handle and we had to show them how to reset. (Luckily we both manage public buildings for a living).
In general lovely stay just needs some finesse in management.

"We booked at very short notice (evening before arrival!"
) And would just like to say thanks to all concerned for accommodating us. For how nice the property was we were surprised that this was still available during peak summer holiday season! The accommodation was clean and comfortable and had almost everything provided in the kitchen to self cater. (I would suggest though that a tin opener and a pair of scissors is provided) Being centrally located was great as it meant we were only a few minutes walk from anywhere we wanted to be. At night time whoever is in the top front room may get woken up from deliveries being made to the shops below and people walking through the street. Our kids who had the downstairs back bedroom didnt hear much at all so any light sleeper in the party would be best in there. There's quite a few steps to get up to the accomodation and within the property so this needs to be considered before booking. With the accomodation being based on the street there's a great selection of food available within a short distance, a bakery opposite, heron foods, grocery and takeaways and plenty of fish and chips shops just round the corner! You will need to park in a public car park which is less than 5 mins walk and charges £9.20. If you get the ring go app you can renew without having to go back to the car. All in all we had a great time and would certainly consider re-booking again in the future.

"The apartment was done really nicely,we were very impressed."
The only issue is the noise at night. This is due to the absolute racket the seagulls make and the deliveries to the shops at 4am. We resorted to moving to the downstairs bedroom and earplugs, with the windows shut. If an update to the sash windows facing Baxtergate to aid the night time noise it would be brilliant.
