You can also contact her at any time during your stay if you need anything, we found this most helpful and reassuring. We thoroughly enjoyed our stay at Orchard View. There were 5 adults, and three children (one being an 8 month old baby) and our Labrador. We had plenty of space and seating and the children loved the second living room as they could watch their own TV programs and play board games and card games whilst we were watching something else in the larger living room. There was also plenty of space for them in the larger living room too. The kitchen had plenty of utensils, crockery and cutlery. The dining table was huge and we all sat round it comfortably to eat meals. There was also plenty of room for the baby’s high chair too. The fridge was a nice tall one with plenty of space for fresh food. The freezer was also tall and had plenty of space to accommodate all of your frozen food. The bedrooms were lovely. We found them just perfect for all of us with at least one spare single bed and a pull out bed that we didn’t need in one of the double rooms. The garden is beautiful, with gorgeous views. There is a garden table with benches either side and spare garden chairs in the shed and also spare foldable garden chairs in the storage cupboard in the living room. We would definitely book Orchard View again. The village and surroundings are also beautiful. Thank you for a wonderful holiday.

"The bedrooms were fine- spacious, comfortable and clean."
The plumbing was frustrating- showers turning cold when a tap was turned on in another room- not good enough. One of the sitting rooms was awful, and unusable. Ancient sofas and chairs, dirty and depressing. At least 70 years old. The room was also packed with obsolete videos. Both tv s were not Smart ti's. We called this room The Museum or God's Waiting Room.
The other living room had huge leather sofas- not enough seating for our group- which had such dirty and stained tops that there were fabric small covers added. The kitchen was good, though the sink taps were hard to operate. The garage pool room was too cold to use. The very pleasant garden only had 4 garden chairs, though the house had beds for eight people. Please get rid of the plastic flowers!. This house could have been so much nicer.
I’m sorry that aspects of your stay did not meet your expectations, we are passionate about trying to ensure guests have an enjoyable time here. I’d just like to point out a few things.
Regarding the showers, one runs from the high standard heating boiler so does not fluctuate in temperature. We do have an electric shower as a back up which is useful in case of a rare boiler breakdown. The video recorder had recently become jammed, we are trying to replace this, hence the videos, which some guests have enjoyed were stored in the lounge corner cupboard. There are adequate comfortable sprung chairs which can be used in the lounges or as additional dinning chairs, sometimes elderly guests prefer a higher firmer chair. The sink tap, if it was a little stiff has now been replaced. The garden patio houses a picnic bench and there are eight garden chairs (four of which are folding) which can be easily moved around the property depending where guests would like to sit, so should be plenty of garden seating. We do have two baskets of silk flowers (not plastic) in the property which are child safe and add some colour. Some fresh flowers for example lilies are fatal to pets.

"We stayed over New year, 6 adults and 3 children."
Was a perfect 3 day getaway!
Lovely little village and the pub does delicious food which we had after a nice snowy walk.
The house was great, the log fire made it feel very cosy and warm. Although the living room cannot seat all 9 people, there is an extra snug room with a tv but we spent most of our time gathered around the kitchen table.
New Year’s Day we cooked a full gammon and beef dinner, plenty of plates, cutlery and utensils and the table for all 9 of us comfortably.
The games room is a bit cold but we didn’t really use it anyway so just kept the door closed and the utility room came in very handy for muddy boots/coats and to store extra food and drinks.
The owner met us on arrival to give us a quick brief and left her number but we never needed to use it.
Would definitely recommend and will hopefully be back in the future.

"This is difficult as I have no wish to be unkind and it may be that we are just used to better and we did book fairly late thus limited on choice."
The house is advertised for 9 persons but it does not really provide for 9 persons particularly at Christmas when much time is spent with family in the house.. The lounge is very small and only has six chairs and even then is squashed up. The dining table sits only 6 persons. The owner did put 9 miscellaneous chairs around the table as I had called her expressing concern but there was no way there was room for everyones' legs or arms with even 7 let alone 9. The large bedroom looked something like a dormatory when the beds were set up to accommodate the 9. We had to cancel 2 of our guests reducing our number to 7. The oven was too small to cook for 9 - all it would accommodate was the turkey and the fridge was again too small to accommodate 9 persons (again may be had it not been Christmas it would have been different). The games room was freezing cold and in need of carpet rather than the bits of carpet placed on the floor. We used it as a fridge. We had to ask the late comers of our family to bring a huge cool box to use as a fridge and also a BBQ oven to allow us to cook Christmas dinner. Again this may only impact at Christmas. The house generally is in need of some tlc and brightening up. I dont want to go on. In a usual world may be none of this would have mattered but at Christmas when you expect all to be together and expect a little bit of luxury it did impact on us I am afraid. I dont want to be unkind and stress that may be it is just that it was not what we have been used to. Price wise it is far too expensive for the accommodation offered. I am using comparisons with the Christmas houses we have stayed in for the last 10 years.
On the positive side the location is great for walkers and the village quiet. The parking was no issue as well. The local pub is lovely too and the owners are close on hand if you did need anything and are happy to help. We did make it work and had a lovely time.
We are sorry that this property did not live up to your expectation over Christmas, but pleased you enjoyed the location,village, and overall “had a lovely time.” This house has been in the family for 20 years running as a holiday let and has had many satisfied visitors leaving good reviews. The comments have been taken on board, and are sorry that the cooking & fridge, facilities which are of a standard size, deemed inadequate for a larger than usual Christmas meal which only happens once a year. The pictures on the website illustrate the rooms and facilities available. We had relocated an armchair to the second lounge to accommodate a good sized Christmas tree at the side of the log burner. The letting agents decide the appropriate number of people to stay in this property, and worked out the pricing. The house is warm and cosy, and we are always on hand if anything is needed and happy to help.

"We had a lovely qeek at Orchard View."
It was in such a beautiful place and so quiet. The pub amd park was a 2 minute walk and the fields for the dogs was just outside the back door. There was plenty of space for us and there was 9 of us and 2 dogs. We would defiantly return.

"We had a lovely stay in this beautiful village."
The cottage is really lovely and beautiful to look at made of natural Derbyshire stone, it's full of character too. We didn't sleep particularly well as none of the beds were comfortable, the mattresses are very thin and flimsy which was a little disappointing as for the price point we would have liked a more luxurious feel to the bedrooms. The property feels a little 'tired' and we felt that everything was very much done on a budget (ie. cheap bedding, cheap towels, cheap furnishings etc). However, the kitchen was very well appointed with plenty of glasses and plates etc.
For the price-point, we all felt it should have been more comfortable upstairs. We also had to buy dish cloths, kitchen rolls, loo rolls, bin bags and dishwasher tablets which was an irritation.
That being said, it really is a pretty cottage and apart from not sleeping well we did have a nice holiday.

"We had a family break at Orchard View with our parents who are retired and we all thought the house and garden were perfect for a stay in the Peak District."
A beautiful house in a gorgeous village. The garden had stunning views over the fields, the house was so well appointed, everything was in the cupboards that you could need re crockery, glasses etc. villagers really friendly too. A meal out at the sycamore inn (3 mins walk) is a must. Would definitely recommend and stay again.
