"The house has a great location with good sea views."
The large ceiling to floor windows bring in a lot of light but also makes the house incredibly hot in summer. We were there at the start of the June heatwave. After not sleeping well the second night I proceeded to take out the duvets from their covers only to find them to be 10.5 tog! Certainly not needed throughout the summer, no wonder we were so hot in bed! With just a little thought from the owner to change the rating of duvet to match the season would rated this property higher. Venetian blinds do not block the light enough so if you are a light sleeper bring an eye mask- curtains would have been better. Otherwise well kitted out in the kitchen and lovely garden. The bath is a little high to climb into but we managed, there is a grab rail at one side.

"The location of the property was excellent."
We found there were a number of shortcomings that need addressing mainly on the maintenance side.
The first floor timber flooring was stripped back rather unprofessionally around the corners and the radiators and there was one spot in the back bedroom which had sell tape covering the joints of the timber.
The height of the bath made it difficult for us (pensioners) to access the shower even with the availability of some steps.
Outside the grass had been recently cut but the wooden patio and all the furniture and steps looked like it hadn’t been cleaned for ages.

"What a wonderful place to stay."
Close to the town but with so much space and fabulous views and walks.
The attention to detail was spot on - a lot of times when I go self-catering I am buying bits and pieces to make cooking easier - literally everything you could want is here. And it is such a clean space.
The garden is a great space when you have a nosy little dog - happy hours of Scrabble playing outside whilst she explored. An absolutely perfect home away from home.

"This is a nice place."
Great location for the town and a sea view. We found it warm and well equipped. Would definitely consider coming back here if in the area again. Be aware there are several steps to the property and the parking is at the bottom of them.
Only two points of “even better if”:
1. Master Bedroom - chest of drawers has reached the end of its life. End panel has come unstuck meaning the bottom drawers drop out.
2. Hallway - some over zealous polishing of the floor made this a real slip hazard at the bottom of the stairs.

"Fabulous stay at No 13."
We are frequent visitors to Aldeburgh, the usual place we stay in was unfortunately unavailable, but we were thrilled to find this unusual property at short notice. Beautiful gardens, peaceful location, comfy beds, and everything we needed was more than catered for. Would highly recommend.

"Great accommodation, super location across from the beach and a few minutes stroll to the village."
Fresh fish huts along the beach front are excellent and a good selection of shops and eateries on the high street, Summer Theatre is well worth a visit.
House has all you need for a short stay and bedrooms super comfortable.
Only draw back are the seagulls that are up and about at the crack of dawn and like to gather noisily on the flat roof!

Beautifully equipped kitchen with basic 'needs" supplied eg, salt, pepper, vinegar etc.....
Fabulous garden to enjoy too......although lots of ants over the seating etc, they're enjoying the outdoors too!
Bedrooms clean and practical with comfortable, fresh bedding and super soft towels. Clean bathroom . Thank you, we will hopefully revisit you. Julie

"The house was just what we needed."
Great location for those lovely long walks to Thorpeness as well as a leisurely amble into Aldeburgh to enjoy all that it has to offer. The beds super comfortable, lovely little welcome pack of Sparkling and fudge florentines. We would highly recommend this house and would stay again. Our only issue was having come back from a long walk on Saturday to find the radiator nearest the French doors had leaked and soaked two pairs of trainers which had basically stopped the water from spreading worse. We rang the number in the book and left a messsge for the housekeeper who replied and said she would pass on and we also managed to reach the office who confirmed the Maintenance team would be out that evening. Sadly nobody attended and by the time we left on Sunday still nobody had attended. Somewhat spoiled the last evening as we were then not able to put the heating on for the last night which happened to be the one we probably needed it for. These issues arise and the lack of resolution has nothing too do with the house or the quality of it and more to do with the team responsible for it on behalf of the owners. A sad end to a great stay.

"Thank you for another lovely week at 13 ALG."
The only thing to say was that for the 2nd year in a row you hadn’t made up the back bedroom ! This was inconvenient again this year as we were looking after my father in law for a couple of days who had just had a medical procedure.
Otherwise we enjoyed our week in the most wonderful location. Thank you !

The centre of Aldeburgh is a short walk away and the beach is just across the road. Highly recommended.

"We stayed for a week at the end of June, the house was brilliant, spotlessly clean and with everything you might need for your stay, making it a real home away from home."
The views from the main bedroom are stunning and the second bedroom looks out over the garden. The garden itself is really well set out with lots of seating available. It even has a pizza oven you can use (although we didn't). Would definitely recommend to anyway wanting to explore this part of the world.

"We had a very comfortable and peaceful stay which was exactly what we were looking for."
The airy and minimalist style of the property helped to lift our spirits. The outside space is also extremely welcoming. The bathroom was lovely but we found climbing in and out of the huge bath for a shower was a bit of a challenge. However, this would not put us off revisiting this property. We look forward to returning.

A very welcome bottle of Cremant de Loire awaited us in the fridge, with a box of delicious florentines. I have no hesitation in recommending this property to others.
