  • "This was perfect for our group of 10 adults."

Great location and plenty of space for socialising/dining. Very well equipped kitchen.

  • "Great property in a wonderful location."

Just 5 minutes walk from the pub & about 8 minutes to the beach. Very well equipped with everything we wanted. Comfortable beds and everything spotlessly clean. The hob is a bit complicated & couldn’t find the instructions. We got there in the end though! Would definitely recommend a stay here.

  • "A lovely property, however, it hadn’t been cleaned properly, all the floors needed a good hoover and mop."

Some of the toilets needed cleaning has well. The beds all had memory foam mattresses which were not comfortable for all our group, especially those with back problems. The TV room was too small for everybody to sit together and watch a movie The paint peeled in one of the shower rooms straight after a shower No waste bins in the bedrooms The utility room was very small, it was a real struggle to get all the washing out of the dryer The dining table chairs were very uncomfortable to sit on, could have done with cushions or chair pads It’s a really lovely property, the things listed above, are minor in context. But would have made the stay a lot more enjoyable

  • "First class accommodation in a beautiful area."

The accommodation has been very thoughtfully planned and is ideal for a party of 9 or 10. Super spacious kitchen and dining room, snugly tv room, large relaxing lounge with oodles of space, four beautiful bedrooms all with en-suites, and an upstairs twin bedroom ideal for the kids or teenagers with its own downstairs shower and toilet. Large entrance hall for all your foot ware and a laundry room to keep you clean. Superb design with private well equipped courtyard and games room to keep you amused. My family of three generations could not have asked for more. Add on the brilliant location with multiple walks from your doorstep, a pub and cafe down the road, plus the beach 10 mins walk away makes this place the best ever.

  • "Fabulous, spacious, clean property…en-suite rooms a real bonus."

Ideal location, near the beach, near a pub, cafes and off road walks. Our only issue was not having the tv in the larger of the two sitting rooms. There was only just enough room for 8 of us to sit and watch tv in the smaller lounge. Had the house been at full occupancy (10) it would not have worked. But apart from that the property was perfect for our needs.

Had a wonderful few days although the weather could have been kinder.

  • "Excellent venue for 5 couples, although the upstairs bedroom is a little cramped."

Beautiful, well-equipped kitchen and two spacious lounge areas as well as outdoor seating for all, both at a dining table and on comfy furniture. Brick BBQ too in the secluded courtyard. Minor issue quickly dealt with and only things missing were slip mats in bath/shower areas. Can thoroughly recommend.

  • "Excellent and luxurious property and very well appointed."

Three small niggles: 1. The window/doors in the kitchen/dining area need safety markings. As the windows extend down to the floor and when the doors are open, it is not easy to tell which is which - especially if you are carrying things. 2. The induction hob is quite a complex piece of kit and unfortunately the instructions for use have gone missing. 3. It is rather annoying that the extractor fan in each bathrooms is operated by the door being opened rather than by the light being switched on.

  • "This is a great place for a large family holiday."

It has all been thought out really well and finished to a very high standard. It’s spacious and comfortable with en suite bathrooms for all the main bedrooms. Lovely outside seating area too. The location is perfect for dog walks on the beach and many footpaths right from the doorstep. We have had a brilliant holiday and have booked again for next Easter.

  • "A beautifully appointed property."

It is obvious that a lot of time, effort, care and money has gone into the design, decor and equipping of the property. It is ideal for a large group and unusual to find somewhere that has 4 large double bedrooms all with their own en suite. Great location with numerous walks nearby, a long uncrowded beach, nice pub a short walk away We shall definitely be returning Can’t recommend too highly

The village is easily accessible from the local train station at Darsham approximately two miles away. The village has a store, a bookshop where you can also enjoy a tea or coffee whilst browsing, an old fashioned garage, as well as two pubs, The White Horse Inn and The Westleton Crown, one of Suffolk’s best traditional inns where the Duke and Duchess of Cambridge, William and Kate held their first wedding anniversary. Every August, Westleton hosts the infamous Barrel Rolling Fair where contestants have to roll barrels down the Village Green using a pole, and the men have to roll the barrel back up the hill too. Barrels are supplied and all are welcome to join in! The local Emmerdale Farm Shop and Butchery as well as a tea shop is approximately a mile away. The area is a haven for nature lovers with Westleton Heath National Nature Reserve, Dunwich Forest, Dunwich Beach with its famous fish and chip shop located on the beach, and the RSPB Minsmere, all close by.
