Yew Tree Farm Barn and Stable consist of a barn to accommodate 8 guests and a separate converted stable to accommodate a further three guests.

The approach to these self-catering Suffolk country holiday properties are along a lane, surrounded by hedges and trees, with occasional houses either side, there is allocated parking for up to four cars with the barn and stable.

Yew Tree Farm Barn Guests will enter this self-catering holiday accommodation into a hallway/boot room with the ground floor twin bedroom door ahead of you, and its en-suite bathroom, the left is the ground floor W.C.

but the main treat lies to the right.

Here you will enter a striking space, the full height of the barn and laid out before you are the contemporary kitchen, sitting and dining areas, an open mezzanine providing additional sitting area overlooking the living space which features an upright piano.

Beyond this, there is a ground floor bedroom suite with a king size bed and en-suite shower room and up a cleverly designed set of stairs you pass an eye catching panoramic view on your way to the first floor master suite with king bed and en-suite bathroom beyond.

Water and heating is provided by means of a ground source heat pump so is environmentally friendly! Ground Floor You enter into a hallway/boot room where you are able to hang your coats and store your footwear before going through to the magnificent living space.

There&

39;s a twin and double bedroom to either side of the living area, both with en-suites, plus a separate cloakroom. Kitchen/Dining/Living Room This double height striking room is a wonderful place to socialise with friends and family, with the perfect balance of traditional and contemporary.

The fully equipped kitchen is the first thing that will draw your eye when you enter into the open plan living space - the ceilings are vaulted and the room is double aspect with large windows casting natural light into this amazing space.

In the kitchen there is a tall fridge/freezer, an induction hob with an extractor, twin oven, a dishwasher, microwave and Nespresso machine.

Beneath the mezzanine is a cosy sitting area with three comfy sofas, a Smart TV with Freeview, a DVD/CD player, an upright piano and a Bluetooth speaker to connect your own devices.

The sturdy dining table sits by the double doors (easy access for outside dining), with eight dining chairs. There is an adjustable shower above the bath and shower screen, WC, heated towel rail, wash basin and natural light. First Floor Stairs rise from the kitchen/dining area to a half landing which splits to the fun mezzanine on one size and master bedroom to the right.

You can truly enjoy the views from the large windows of the countryside beyond. Mezzanine This magnificent space allows you to enjoy the full beauty of the space - overlooking the stunning kitchen/dining room and with a heavily glazed gable end there is a desk, a sofa bed daybed making this space perfect for reading and relaxing and can sleep an additional two guests.

Off the courtyard there is a handy wash room with washing machine, tumble dryer, additional fridge/freezer, iron, ironing board, clothes airer and gas BBQ (gas provided, please leave clean after use).Next to the front door there are two allocated parking spaces with a further two in front of the paddock just a few steps away.

Yew Tree Farm Stable Ideal for a relaxing break or holiday exploring the Suffolk Coast and countryside, this spacious single storey holiday accommodation has been cleverly designed with a ramp to the front door, which opens into a well-equipped kitchen with table next to the window.

The large bedroom sits to one side with a dressing area leading to shower room; to the other side is a cosy living room, comfortably furnished and equipped with Smart TV, DVD player, Radio, CD & Bluetooth system. The new split level deck is an added bonus, a great spot to sit with a book or simply enjoy the abundant birdlife (including the resident owls) PLUS there is the fantastic addition of a large outdoor bath.

Relax and unwind in the beautifully designed covered deck area with special features including atmospheric lighting, making this the perfect place all year round. Ground floor This semi-detached self-catering accommodation is accessible for guests offering step three access throughout, thanks to smooth slate tiled floors and wider doors.

The kitchen/breakfast room sits in the centre with the living room to the right and bedroom, dressing room and shower room to the left.

Double doors open from the bedroom onto a central courtyard, only accessible when you book the neighbouring property as well or if it is unoccupied. Kitchen/Breakfast Room You are welcomed into this light and airy room with a wall of windows on one side and kitchen units running along the opposite wall with electric double oven and separate grill, four ring ceramic hob, extractor, under counter fridge, microwave, Nespresso machine (six pods will be provided to get you started), kettle and toaster and there is a freestanding freezer in the dressing area. There is a table and couple of chairs by the window and door opening onto the deck, making dining alfresco easy. Living Room The rocking horse reminds you of the origins of this converted stable with original beams, now furnished with a generous sofa, chair, coffee table, Smart TV, DVD player, Radio, CD & Bluetooth system. Within the living space is a beautiful Victorian day bed, with side table and lamp offering sleeping accommodation for an additional guest. Bedroom and Dressing Area A large room with king size bed, bedside cabinets, large chest of drawers, table with chair which is perfect for doing make-up or writing a journal!

The adjacent dressing area has a large wardrobe.

Shower Room Consisting of basin, WC, heated towel rail and walk in shower. Outside The raised deck sitting above the lawn (reached by a ramp) is a lovely spot to sit for a meal or with a good book, listening to the abundant birdlife; there is even a bench if you want to sit in the shade.

The main feature of the outside space is the incredible outside bath meaning that you have an ideal spot to unwind with a glass of wine, it is covered to enable the use all year round and is totally private.

Parking is next to the ramp at the side, giving easy access to unload your belongings. There are a number of quaint, chocolate-box villages nearby including Worlingworth and Bedfield so lace up your walking boots, head out for a hike and check them out or jump in the car for a day trip to the bustling market towns of Framlingham, Eye and Debenham.

Attractions in the area include Easton Farm Park, Pleasurewood Theme Park, Sutton Hoo and Stonham Barns Crazy Golf.

FRAMLINGHAM

The beautiful market town of Framlingham is mentioned in the Domesday Book (1086) and has been known since Anglo Saxon times, when it consisted of several manors which William the Conqueror (1066-1087) presented to Roger Bigod. The town is of particular interest as it has a large castle and mere which was built between 1190 and 1210. The town is surrounded by lovely villages to explore and has two of the oldest working post boxes and one of Britain’s smallest houses, with the footprint measuring 6.1x2.2m! Today, the town offers a number of independent shops, cafes, pubs and restaurants and it is also home to Framlingham Summer Arts Festival.
