The property

The Old School House is a charming detached, listed house in Selsey, West Sussex, enjoying private driveway parking, an enclosed courtyard, and a town centre location with easy access to both the fishing beach and the sandy beach, all wrapped in the charm of its former life as a village school.

There is additional parking available in a free car park close by.

Step inside and discover a layout designed for gathering and unwinding, where the kitchen/diner becomes the natural centre of the home, inviting long breakfasts before coastal walks and relaxed evening meals with everyone around the table.

The sitting room sets the scene for quiet evenings, while the snug offers an additional space to retreat with a book or conversation away from the main hub.

The bedrooms are thoughtfully arranged to suit a mix of guests, with a ground-floor king-size room complete with an adjacent shower room/WC, along with another king-size and a single upstairs.

A freestanding bath in the main bathroom brings a touch of character, echoing the property’s sense of history while offering a place to pause after days spent outdoors.

Outside, the enclosed courtyard blends decking and gravel, creating a flexible space for fresh air dining or simply enjoying the coastal atmosphere, with room for two well-behaved pets to join in the experience.

Selsey itself is known for its shoreline setting, where stretches of beach and sea views shape each day.

Nearby, Chichester offers a blend of history and culture, with its cathedral, the world-famous Festival Theatre, the Goodwood Estate, Pallant House Gallery and independent shops providing plenty to explore.

Head to the Wittering’s for wide sandy beaches and dunes, ideal for family days by the sea or water sports.

Visit nearby historic Portsmouth to see HMS Victory and Henry Vlll’s flagship Mary Rose.

Alternatively, visit Pagham Harbour Nature Reserve, a haven for wildlife, where footpaths lead through peaceful landscapes rich with birdlife.

With so much to discover along this stretch of Sussex coast, The Old School House provides a characterful base for every getaway.

Note: This property has a Good Housekeeping bond of £300.

SELSEY

Chichester 8 miles; Pagham 10 miles; Bognor Regis 10 miles; Goodwood 11 miles; Arundel 15 miles; Portsmouth 23 miles.

Once an island (Selsey means ‘Seal Island’), the town stands at the tip of the Manhood Peninsula and Selsey Bill, the southernmost tip of West Sussex. The beach at Selsey is one of the best in Sussex and makes for a perfect family day out. Whether sailing, swimming, beachcombing or just paddling in the sea, this lovely coastline can be enjoyed all year round. Perhaps fishing for the famous Selsey crabs takes your fancy, or there are plenty of restaurants serving this local delicacy in the town. Selsey has a full and varied past, once a haven for smugglers and vagabonds, this part of the coast is now a quaint town with plenty of fisherman's cottages, cafes and sandy beaches. Another reason for holidaying in Selsey is the dark sky; as most of the street lights are turned off at midnight, you will see the sky light up with millions of stars, which is why the famous astrologer Patrick Moore made his home in Selsey. Only a short drive from Selsey and you can be walking the lanes of historic Chichester with its harbour, where you can browse around local shops, or enjoy afternoon tea after a trip to the cathedral, before an evening at the theatre. If racing is more your style then make for Goodwood, with three big events each year, and dozens in between. Also within reach are Fishbourne Palace and Pagham harbour, and scuba diving and horse riding can be enjoyed in the area. Whether you are looking for a quiet, relaxing break or a holiday full of adventure, Selsey is an excellent destination.
