"A real treat watching the nesting birds within yards from the balcony, great crested grebe and coots, along with moor hens."
Such a great spot to spend a hour or five! No complaints at all regarding the lodge, maybe a ledge above the fire is required to block any heat from reaching the TV, for cooler months obviously.
Excellent bar /restaurant on site, lovely to sit outside on the terrace, overlooking the lake.
Could puzzle some guests re parking up, collecting the key from the lodge, returning to your car, but you will be fine.
Maybe a few more cooking utensils like wooden spoons etc, bring your own if it is essential, I am just making suggestions, never stayed anywhere in last 20 years where everything is provided, down to an egg timer maybe!
All in all a great week away, walk to Warton around 30 mins, along Borwick Lane though be aware of the traffic, no footpath, Warton is home to one of the best beer places I have ever been to, The Old School Brewery, do not miss if you love good ale and company.
Closer is Longlands hotel and pub, good beer garden, good food.
A great base to explore Southern Lakes, and Morecambe is not far away to.Enjoy you stay, we did.
Thank you for you feed back it’s much appreciated to keep up to things , some more utensils are been provided , it is a constant battle replacing items, it’s amazing how new things like traveling around the country . The lodge is looking at an upgrade soon , new flooring to help with the pet friendly aspect. Not sure where the local info sheets go . But thank you for staying and you’re welcome back any time .

The only thing I would say is it is very expensive to use the facilities £25 for an hours swimming for 3 people better to go to a leisure centre. but that didn’t spoil our Holliday but could be an expensive week if your party wanted to swim every day

"We had a lovely mini break over Easter at Lakeside 12 ."
Arriving to a very clean lodge, really comfortable and very spacious. The beds were really comfy and having memory foam toppers on the 2 singles was a nice touch the girls loved, never wanted to get up. Lovely to wake up to the view over the lake and lots of friendly ducks about.
There were a couple of things we noticed (didnt cause issues or alter the stay but be good to get sorted) , There was only 1 oven tray so had to manufacture one with the rack and tin foil and the main lights in the kitchen we couldnt get to turn on? May need checking, under counter ones worked so again not an issue. All in all had a lovely stay here and the location is great would recommend.
There is a pool but under 16's need to be supervised (even if confident swimmers) as there's no life guard so parents pack swimwear just in case :-)

"Lovely property but I feel that the instructions should include that you need to park your car at reception and walk to the lodge to pick up your keys and fob for the security gate."
We had to go to reception for information and they weren’t helpful as we hadn’t booked through them. Couldn’t fault the property at all

"We had a very enjoyable relaxed time at this comfortable well positioned lodge."
We made lots of use sitting on the decking and even on the rainy day we had were able to sit in the lounge area and look across the lake. The only thing maybe missing was a user guide to the site but as it was largely self evident it wasn't essential. We would be very happy to stay again.

The lodge was so comfortable, spacious and welcoming. We had everything we needed for our stay and the welcome pack was a nice touch! The location on the lake was fabulous and even had its own launch platform for kayaks, etc. I would love to come back again.

"Lakeside12 was spotlessly clean when we arrived."
The lodge is in a fabulous setting over looking the lake.
Swans and ducks came to greet us.
The furniture inside and out on the decking was very comfortable.
The kitchen with its large fridge freezer kept the beer chilled ready for watching the Euros football on the large screen TV.
The beds were very comfortable ( you will sleep well after a day out).
I would 100℅ recommend staying in lakeside 12.and will tell friends and family about this gem of a holiday home.

The lodge needs a folder with all info in it left on the coffee table in full view. We struggled with the oven in particular which was a big problem on our first evening.

"Property condition and location very good."
Whole site not children friendly, no areas to play in. Sykes never warned us that swimming costs would be much higher than site-owned lodges (£15 per day, family and £25 for Sykes lodges). Also charging per day is ridiculous. No welcome pack in the lodge stating emergency numbers (doctors, hospitals etc), no local information for attractions (People with smart devices could use Google, but what about those who don't?). Swimming pool had no shallow end for small children, or non-swimmers and no private changing cubicles. Communal changing area was not appropriate for young children. Access to site was blocked off by roadworks with no diversion route signed!! These works had been on for some time so Sykes, or the Park, should have informed us. For the prices charged I was expecting more from the Park and Sykes

"5th visit to this Lodge, very disappointing this time, after our last visit in July, lots of things needed sorting !"
En-suite toilet leaking, bathroom fans not working, dishwasher buttons pushed in so you have to use a match to turn on , light bulbs missing, no outside light all mentioned in previous reviews, which have now been taken off strange! after having paid over £1000 for 7 nights you would of thought these would of been sorted by now, especially when we were told in November it was under new
Ownership, we are owners of a b&b and we love having short breaks away to relax with our dog, all these things I’ve mentioned wouldn’t take long to to put right, sorry but until things have been sorted we won’t be booking this lodge again
We originally took this property on under new ownership but we are now very pleased to say that we have now taken on a whole new management team who have resolved the previous issues mentioned on your feedback.
