  • "A fabulous rural location yet close enough to all the local attractions ,beaches and walks."

    A beautiful farmhouse finished to a very high standard perfect for a relaxing get away, with the added bonus of a hot tub perfect for listening to the sounds of the birds in the day and star gazing by night. The hub of the house the lovely kitchen and two family rooms one with a wood burner. We would like to thank Ginny for sharing her home with us and would highly recommend.

  • "We booked Middle Dean only 48 hours before we travelled, and definitely not disappointed with our location change, (due to COVID) Ginny was the perfect host nothing was to much for her she was very accommodating."

    The farmhouse was clean big and the hot tub was fabulous, especially at night to star gaze. The kitchen has everything you need, and the log burner was great in the evenings. Bedrooms are all very spacious and the garden was great to control the dogs. We will definitely be back. Thank you Michelle, Marcus and friends

    E. no plastic bowls, cups or cutlery. I would expect this in a high-end property that is specifically targeted at families. The kitchen equipment generally a bit underwhelming especially as a family that loves to cook during COVID when eating out not really an option. I would be sure to take more of my own equipment if we return to Middle Dean. Otherwise the house was great, location perfect and we had a great time.

    Stunning location even on a wet weekend in January it still looks pretty. It must be amazing in summer. The cottage is lovely inside. Perfectly clean and very well equipped. Had everything we needed. Owners were absolutely lovely. Highly recommend a stay here.

    It has a huge, well equipped kitchen, lovely bathrooms, comfortable beds and large squishy sofas just made for relaxing in. The hot tub was an added bonus which was great fun even in the wind and rain! We have stayed in many cottages and this was up there with the best. You've done a great job Ginny.

  • "What a place MiddleDean Farmhouse is!"

    We were a party of 6 adults and 2 babies under 1yr and dogs. Our first family holiday. Plenty of space for the babies to scoot about in their walkers in the kitchen and big rooms to cater for family style sleeping. The garden was an impressive size. Plenty of room for the dogs to run around. And once the drive way gate is closed, its all encloused and very safe for them to wonder. Ginny was an amazing host, she made sure we had everything we needed and was very helpful with local knowledge. And a huge bonus was her home baked cake was delicious. We are now planning our return next year! It truely has everything we need!

  • "This cottage certainly has the "wow" factor!"

    It was ideal for a family holiday of 9 people, ranging in age from 91 to 9 months. The huge kitchen/diner was the focus for most of us, and it was good to have the choice of 2 lounges as well. The bedrooms and bathrooms were beautifully appointed, with lovely quality bedlinen and towels. Everything in the house was top quality and much thought had obviously been given to the furnishings and accessories. It was lovely to be given a home-made cake on arrival - we even asked for the recipe! Some of us enjoyed the wonderful hot tub/jacuzzi and made good use of it. The walks from the cottage were gorgeous, and the peace and quiet of the area was very refreshing. Be warned, however, that the area has some very steep hills. My son had a riding lesson at the stables next door and thoroughly recommends it. The only thing we felt was lacking was large serving dishes, which in a property catering for this many people was certainly needed, It would also have been useful to have a shower handle in at least one of the en-suites to help elderly guests to feel secure.

  • "Middle Dean Farm is fantastic."

    We hired it for a week over the Easter holidays to celebrate a significant birthday! The massive and impressive kitchen/diner is a fantastic sociable space and the well equipped kitchen made catering for 10 people daily an easier task! The rangemaster cooker is awesome! The bedrooms were great, each with en-suite - very nice too and the beds are very comfy. Lovely outdoor space and hot tub brilliant and lovely and hot! 2 living rooms was great with kids and adults doing different things. Washing machine excellent. Ginny is a very friendly and obliging hostess. Nothing too much trouble, answered any queries/responded to issues quickly and was on hand as needed but not obtrusive. Left a beautiful home made cake for us too which was a lovely touch. We would definitely hire again. Thank you!

  • "Was an awesome house for our family of ten with two dogs."

    The en suites were lovely and the house spotlessly clean. My only reasons for not putting 10/10 is that the beds were extremely firm (not a problem if you like a firm bed) and the fridge struggled to hold enough food for ten. But overall a lovely house and Ginny was very friendly. We were lucky enough to go during lambing season and the children got to feed the lambs.

  • "An absolute dream!"

    Booked Middledean for a chilled hen weekend. There were 10 of us and this place really exceeded my expectations. The main kitchen/dining room is a gorgeous size with amazing under floor heating. We carried out hen activities in here including a cocktail making party. The living room is very cosy and warm, perfect for down time. And the sunroom was bright and airy with a very comfortable sofa and games supplied by the owner. The bedrooms are all very lovely, bright and clean, all with en suites. The bath tubs are something you would find in a hotel, not a farmhouse, they were stunning. And we all wished we could take the showers home. The owner has made it a home away from home by providing little soaps and shampoos in the bathrooms. The kitchen also has the little things you always forget like washing up liquid, coffee, tea, sugar and is fully equipped with a huge oven, dishwasher and fridge freezer too. The hot tub was again absolutely amazing. Ready straight away for us to use and was a dream under the blue sky and the stars. The owner, Ginny, is easily contactable and offered to help with anything. Even greeted us with a delicious home baked cake. I'm already thinking up reasons to stay again in the future.

The property

Set in the grounds of the owners’ home, this detached farmhouse has easy access to the coast and Exmoor, an Area of Outstanding Natural Beauty near Parracombe.

An enticing holiday spot for larger groups or families, with a riding school two doors down, Middle Dean Farmhouse is a beautiful addition to the hamlet, brought to life by countryside and a stone exterior.

Enter the retreat into the hallway, which continues over to a country style kitchen/diner, centred by a grand dining table with pendant lighting above, and a contemporary kitchen which borders the side of the room for a fantastic place to chef up those delicious meals.

Across the way, be amazed by the sitting room and its three sumptuous pastel sofas, which sit before a woodburning stove tucked away beneath a stone fireplace, tied together with a warm floor rug.

Relax here, whilst the children make the most of the snug elevated by an L-shape sofa also home to a collection of games for some fun family time.

The upper level reveals five exceptional bedrooms, presented in a variety of styles from a beautiful family suite, to king-size rooms, and a lovely bunk room.

With zip/link options, en-suite bathrooms and TV's included, you can pick and choose your own little haven in line with your preferences.

Outside there is a drive leading across to the enclosed lawn area accessed via four steps with seating and charcoal barbecue.

Set in a peaceful location within Exmoor National Park which has Dark Sky status, and within two miles of the South West Coastal Path, there is much to appreciate including superb cycling and walking direct from the property.

Sandy beaches of Croyde, Woolacombe and Combe Martin await, and the historic villages of Lynton and Lynmouth are not to be missed.

Local family attractions include Watermouth Castle, The Wildlife and Dinosaur Park and Exmoor Zoo.

For nature lovers, it’s the perfect setting for red deer, buzzards, bats and owls.

Lynton 4.9 miles.

In and around Parracombe, encounter acres of heather-clad moorland, wooded valleys and crystalline trout streams and if you are fortunate - red deer and the Exmoor ponies. Capture photographs of where the moor meets the sea. Be inspired by majestic cliffs and rocky coves. Guided Exmoor ranger walks are also available both along the coast and inland. At the point where the Exmoor National Park and the North Devon Area of Outstanding Natural Beauty meet, is where you'll find Combe Martin. This small seaside resort, with all of the necessary amenities, is a great attraction for locals and visitors alike, and is home to a very popular beach as well its own Dinosaur Park! Follow the 230 hidden steps down to Golden Cove for some spectacular views. Situated on the South West Coast Path, Combe Martin is also home to several dog-friendly pubs and local stores; great for provisions along your journey. If you fancy getting out on the water, book a chartered fishing or wildlife trip, or alternatively hire a kayak and take to the calm waters in the bay.
